Sahakar Nagar (pincode 560092) is the opposite of a new-launch corridor. OneCity Property describes it as an established, planned North Bengaluru residential locality near Hebbal that began as a housing colony for communications employees and has been within BBMP limits since 2008. The attraction is a settled, orderly neighbourhood a few minutes from Hebbal, not a pipeline of shiny towers.
Location and connectivity
The locality borders Hebbal, Kodigehalli and Vidyaranyapura. OneCity lists NH 7 (Bellary Road) as the primary route, with Hebbal and Lottegollahalli railway stations nearby and no metro station today.
That changes with the Blue Line. Per the station list on Wikipedia, the Hebbal-to-airport section includes Hebbal and Kodigehalli, and a NoBroker locality page (August 2026) reports the Kodigehalli station as expected around mid-2027. Business Today's 6 August 2026 report puts the whole Blue Line at 72% complete with a full-line target of end-2027, so treat mid-2027 as optimistic until BMRCL confirms.
Prices: scarce stock, high land rates
OneCity's August 2026 guide shows flats at an average of ₹9,700 per sq ft, within a ₹8,100-19,350 range, and land at an average of about ₹22,500 per sq ft (₹16,600-25,800). It puts a typical 1,100 sq ft 2 BHK at ₹89 lakh to ₹1.07 crore and reports one-year flat appreciation of about 22%. Those are indicative asking figures from a broker guide; the very wide flat range tells you building quality and age vary enormously.
The guide names Sumadhura Sushantham Phase 2 as a project and notes limited new-construction inventory and a high land-scarcity premium. For Kodigehalli, a few minutes north, NoBroker's locality page lists ₹7,500-10,500 per sq ft and rents of ₹12,000-20,000 for a 1 BHK, ₹20,000-28,000 for a 2 BHK and ₹28,000-45,000 for a 3 BHK. There are no Sahakar Nagar projects in the Property Point catalogue at the time of writing, so buyers here will mostly be dealing with resale or builder-floor stock.
Schools, hospitals and daily life
OneCity names Kingston School and the Srishti School of Art, Design and Technology, and healthcare including North Side Hospital and Diagnostic Centre and Venus Bone & Joint Centre. In Kodigehalli, NoBroker lists Vivekananda ORCHIDS International School, Trio World Academy, Sri Aurobindo Public School and Godwin Public School, and hospitals including Aster CMI, Cloudnine (Sahakarnagar), Motherhood (Hebbal) and Manas Multispeciality. NoBroker also cites Phoenix Mall of Asia about 2 km away and notes greenery around the GKVK campus.

- Confirm A-khata and e-khata in the seller's name; Sobha's 2026 guide notes e-khata is needed for registration in Bengaluru and that B-khata homes may face loan restrictions.
- Obtain the sale deed chain, an encumbrance certificate and property tax receipts.
- For apartments, ask for the occupancy certificate and the association's maintenance accounts.
- Check proximity to Yelahanka Air Force Station and Jakkur Aerodrome clearance zones only if you plan to rebuild or add floors, since height rules can limit redevelopment.
Who Sahakar Nagar suits
Families who want an established address near Hebbal and are happy to buy resale, and long-horizon owners who value a quiet planned colony over new amenities. It is a weaker fit for buyers who want a gated community with a club, or an investor chasing yield.
Our view
Sahakar Nagar is a patient buyer's market in the sense that you will be dealing with individuals, not developers. That makes legal diligence the main event. Budget for it, and view the Blue Line as a potential improvement rather than part of today's price.
