Wikipedia notes that Yelahanka emerged as a planned township in the early 1980s, developed by the Karnataka Housing Board, and that the area hosts Yelahanka Air Force Station and the biennial Aero India show. Both facts matter to a buyer today: the planning gives the New Town its orderly roads and mature social infrastructure, and the air station shapes what can be built nearby.

This guide is deliberately different from a general Yelahanka overview. It is about the New Town specifically, and about the paperwork that distinguishes it from the wider area.

Prices and rents

OneCity Property's guide (published March 2025, updated July 2026) puts New Town 2 BHK and 3 BHK rates at ₹6,000-8,000 per sq ft, with premium gated communities reaching ₹8,500-plus; a 2 BHK is listed at ₹75 lakh-₹1.10 crore and a 3 BHK at ₹1.10-1.70 crore. Brigade's April 2026 blog gives Yelahanka a ₹6,500-9,000-plus range. These are indicative asking figures.

Rents are modest relative to price: OneCity gives ₹18,000-28,000 for a 2 BHK and ₹28,000-42,000 for a 3 BHK, a gross yield of about 2.4-3.7% on a ₹90 lakh all-in 2 BHK. Brigade quotes Yelahanka's yield at 2-3%. OneCity describes defence personnel tenants as reliable payers.

For context, ANAROCK's Q2 2026 note shows Bengaluru's average quoted base price at ₹9,450 per sq ft, so Yelahanka remains one of the lower-priced established North Bengaluru addresses, with a stable outlook for the North zone.

Schools and hospitals

OneCity names Delhi Public School North, Orchids International School, National Public School Yelahanka, The International School Bangalore (about 8 km) and Canadian International School, and calls it one of the strongest school clusters in North Bengaluru. Brigade also cites Stonehill International School. Hospitals include Columbia Asia Yelahanka, Aster CMI (Hebbal, about 10 km) and Baptist Hospital (about 15 km); Brigade names Manipal and Aster CMI. Retail includes Esteem Mall and RMZ Galleria, with Phoenix Mall of Asia nearby.

Connectivity and the Blue Line

NH 44, Doddaballapur Road and the ring road converge at Yelahanka Junction, per OneCity, which puts the airport about 25 km away (30-40 minutes off-peak) and Hebbal 12 km. The Blue Line's Hebbal-to-airport section lists a Yelahanka station (Wikipedia). Business Today's 6 August 2026 report has the line 72% complete with a full-line target of end-2027, and a 718-metre cut-and-cover section in front of the Air Force station is noted on the Blue Line Wikipedia page. Expect completion in phases rather than all at once.

The Air Force Station: what buyers must check

OneCity states that buyers near the station perimeter must verify AAI and Ministry of Defence height clearances, and that non-compliant buildings have received stop-construction orders. Realty Today (23 March 2026) reports that the Karnataka government has asked the Centre to review height norms around Kempegowda Airport, HAL Airport, Jakkur Aerodrome and Yelahanka Air Force Station, but there is no confirmed change. Practical steps:

  • Ask for the defence/aviation NOC and the height it permits, and compare it with the sanctioned plan.
  • For a ready flat, confirm the occupancy certificate was issued after the NOC.
  • If you plan to rebuild or add floors in an independent house, take advice before paying; height rules can restrict redevelopment.

BDA versus BBMP: why the khata path differs

OneCity advises verifying the allotment deed for BDA New Town properties and the e-khata for BBMP Old Town or periphery properties. Sobha's 2026 guide says e-khata is required for registration in Bengaluru and that B-khata homes can be harder to finance. Always have a lawyer read the title chain, particularly for older plots or independent houses.

Projects

On Property Point, Century WinningKind (Attur, Yelahanka New Town, opposite Attur Lake) is listed at ₹1.09-1.4 crore for 2-3 BHK, new launch, possession December 2029. Brigade Insignia at Kogilu Cross is listed at ₹3.59-9 crore, possession June 2029. OneCity's guide names a broader set of New Town projects, including Brigade Eternia, Century Kindle and Prestige Royale Gardens; we have not verified each project's current status, so check RERA before relying on the list.

Pros

  • Mature, planned township with the deepest school cluster in the North.
  • Lower pricing than Hebbal for established amenities.
  • Stable tenant base of defence personnel, IT professionals and airport staff.
  • Blue Line station and suburban rail access in the pipeline.

Cons and risks

  • Height restrictions and defence clearances near the station.
  • Lower yields (2-3.7%) and a slower appreciation runway than newer corridors, according to OneCity.
  • Metro timing uncertainty.
  • Older stock and narrow lanes in Old Town pockets.

Who it suits

Families who prioritise schools and an established neighbourhood; defence-linked and airport-linked professionals; and buyers who prefer stability to speculative upside.

Our view

The New Town is a calm, practical place to live rather than a growth bet. Its main buyer risk, the aviation clearance, is one you can manage with documents. Ask for them first.
