Kadubeesanahalli is a small locality on the Outer Ring Road that exists, in practice, because of Embassy TechVillage. Sobha's locality guide puts it about 1 km from the campus, and the Blue Line's Phase 2A list includes a station named Embassy TechVillage Kadubeesanahalli, followed by Kodibeesanahalli and Marathahalli. If your office is here, few addresses are closer; if it is not, you are paying for walkability to a campus you do not use.
This guide is shorter than some because the data for a locality of this size is thin. Where numbers vary, we say so.
Metro and roads
The Blue Line station is the main infrastructure story. Per Swarajya (16 August 2026), a BMRCL official said a 2026 commercial start is not feasible, citing unfinished works on the ORR corridor; Native Planet (24 August 2026) puts the full Silk Board-Airport line at March 2028, with trial runs from October 2026. Construction World (26 June 2026) said trials would run first between KR Pura and Marathahalli, so the Kadubeesanahalli stretch may be tested later.
Traffic is the daily cost. Native Planet reports 8-10 lakh employees commute daily across more than 500 firms on the ORR, and traffic police plans reported by Deccan Herald name Silk Board, Iblur, Marathahalli, Bellandur and Ecospace among the chokepoints. A PropTech Pulse locality page also mentions that a Marathahalli underpass is under construction and that bottlenecks to Bellandur and Whitefield remain.
Prices: indicative only
Because few new projects are listed here, verify with a broker or recent registration data for the specific building. Property Point does not list a Kadubeesanahalli-specific project at this time, so we point to nearby Panathur and Bellandur launches instead.
- PropTech Pulse's locality page cites a 2 BHK average near ₹1.16 crore, or about ₹14,730 per sq ft, and roughly 83.6% growth over five years. The page does not state a date, so treat it as a rough marker.
- HomeBazaar's Kadubeesanahalli page shows a headline starting rate of about ₹13,560 per sq ft but listed no live properties when we checked, so there is no like-for-like listing set to confirm it.
- Square Yards project pages show older Kadubeesanahalli buildings rising in Q2 2026 (for example Sri Sai Residency from ₹10,250 to ₹10,650 per sq ft, 3.9%).
Rent
Rental demand is anchored by the TechVillage workforce. Sobha's guide quotes average rents of about ₹37,749 in Bellandur and about ₹26,000 in Panathur; Kadubeesanahalli sits between them in distance and, plausibly, in rent, though we could not find a sourced figure for it. Ask for actual lease registrations in the building before you rely on any rent figure.
Schools, hospitals, shopping
Sobha's guide lists Orchids International School, Chaitanya e-Techno School and Neev Academy, with Sakra World Hospital, Manipal Hospital and Doctor Levine Memorial Hospital for healthcare. It names Centro, Brookefield Mall and Phoenix Marketcity for retail. PropTech Pulse adds New Horizon College, Columbia Asia Hospital and the Central Mall, and notes the ISKCON temple nearby.

Cons and risks
- Metro not open and dates slipping.
- Congested ORR frontage and junctions; PropTech Pulse notes civic amenities are still developing.
- Drains and low-lying pockets: Citizen Matters (September 2022) reported Mahadevapura zone had the most stormwater-drain encroachment cases in the city; ask for local waterlogging history.
- Mixed building quality: many small apartment blocks on narrow plots. Check OC, khata and the parking-to-flat ratio.
- Khata: ask for A-khata or e-khata; B-khata regularisation covers registrations on or before 30 September 2024, with conditions (The Realty Today, July 2025).
Due diligence checklist for Kadubeesanahalli
- Confirm the building's occupancy certificate and fire clearance, which matter more in small blocks built on narrow plots.
- Ask for the carpet area in writing and the parking allocation; ORR-side buildings often have one parking spot for flats of very different sizes.
- Request the BWSSB connection status, the borewell yield history and the STP certificate, and ask what the monthly tanker bill has been.
- Check whether the plot or building touches a rajakaluve or a lake buffer; the NGT's 75 m lake buffer and wider buffers along rajakaluves were reported by Citizen Matters, and rules have been contested since, so take legal advice.
- Walk the route to the future station and to your office at peak hours before judging the commute.
How to value a building near Embassy TechVillage
- Compare asking prices with at least three registered sales in the past 12 months in the same building or street.
- Ask whether the flat was bought on a construction-linked plan and whether the seller has paid all maintenance and tax dues.
- Check the age of the building: older blocks on narrow plots may have limited parking and no stormwater provision.
- Time the walk to the nearest Blue Line station site and the ORR crossing, which may be unpleasant at peak hours.
Who it suits, and our verdict
Kadubeesanahalli suits TechVillage and ORR professionals who prioritise a very short commute, are happy with a mid-rise building, and are not looking for a large township. It suits investors only if they can buy below the price of newer launches in neighbouring Panathur and Bellandur.
Our view: a sensible but specialised pocket. Do not pay a launch premium for a building that sits next to a traffic bottleneck, and confirm the legal file before the token.
