Doddaballapur Road runs north from Yelahanka through Rajanukunte and on towards Doddaballapura. It is one of the few North Bengaluru corridors where entry prices are still low enough for first-time buyers and where plotted development and apartments sit side by side. The trade-offs are distance, uneven civic services and approvals that vary along the road.
Prices and rents
OneCity Property's guide (21 September 2026) quotes apartments at ₹5,000-12,000 per sq ft, with premium launches at ₹12,000-14,000, plots at ₹2,500-4,500 and independent houses or villas at ₹5,000-8,000. It cites 12-22% year-on-year appreciation, rental yields of 3.5-4.5%, and 2 BHK and 3 BHK rents of ₹12,000-18,000 and ₹18,000-25,000 a month. Those are the broker's own figures; the very wide apartment band reflects older resale stock at the bottom and branded launches at the top.
The guide describes prices as 30-40% below Hebbal and Yelahanka. For comparison, OneCity's July 2026 Yelahanka guide quotes the Doddaballapura Road budget segment at ₹45-70 lakh for a 2 BHK, against ₹75 lakh-₹1.10 crore for a Yelahanka New Town 2 BHK.
On Property Point, Century Bliss (Bisuvanahalli, Doddaballapur Main Road) is listed at ₹92.63 lakh-₹2.5 crore for 2-4 BHK, new launch, with possession April 2031, and Brigade Oasis plots on Dodballapur Main Road are listed at ₹80.8 lakh-₹1.62 crore. Check RERA and the possession terms for either.
Location and connectivity
OneCity puts the airport about 20 km away (30-40 minutes) and Manyata Tech Park about 11 km. The corridor links to Yelahanka Junction and Doddaballapura on the Bangalore-Guntakal railway line. The guide says the metro extension is only proposed, with no detailed project report or timeline, and we agree that buyers should not price one in.
The Satellite Town Ring Road (STRR) matters more. Swarajya reported on 6 August 2026 that the 80 km Dobaspet-Hoskote stretch, passing through Doddaballapura and Devanahalli, has been operating for over two years, and that a further 21 km greenfield section to the Tamil Nadu border is targeted for November 2026. That improves freight and long-distance connectivity but does not by itself create a commuter link into the city.
The Blue Line's Yelahanka station (Wikipedia) will be the nearest metro for the southern end of the road; Business Today's 6 August 2026 report has the line 72% complete with an end-2027 target.
Schools and hospitals
OneCity lists CBSE schools including Vishwa Vidyapeeth, National Public School (Singanayakanahalli), Orchids International, VIBGYOR High and NITTE International, plus Vidyashilp Academy, Canadian International School and Ryan International, all within about 4 km. For hospitals it names Columbia Asia (Doddaballapur), Sparsh (Kogilu Cross) and Omega and Navya Multispeciality in Yelahanka New Town, 15-20 minutes away.
Jurisdiction, water and delivery risk
OneCity notes that the southern stretch is under BBMP jurisdiction while northern areas fall under BMRDA and the Doddaballapura City Municipal Council, which affects approvals, taxes and civic services. It reports inconsistent water supply beyond Rajanukunte, with northern areas relying on borewells and project-level sewage treatment, and warns that projects often face 3-5 year delays and that multiple simultaneous launches create oversupply risk. Those are the guide's assessments, but they match the questions we would ask any developer on this road.
- Which authority approved the layout or building plan, and is the khata an A-khata or e-khata? Sobha's 2026 guide says B-khata homes may face loan restrictions.
- Water source: Cauvery connection, borewell, tanker or recycled water, and who pays for it.
- Delivery record on the developer's prior projects, checked on the RERA site.
- For plots, DC conversion and a planning-authority approval letter.
Pros
- Lower entry prices than established North Bengaluru localities.
- Mix of apartments, villas and plots, and several school boards in reach.
- Employment anchors at Manyata, the airport and proposed investment regions.
- STRR access for outbound travel.

- Longer commute and no near-term metro.

Who it suits
Value-focused buyers with a 5-7 year horizon, plot buyers who can do thorough legal checks, and frequent airport travellers. It is a poor fit for buyers who need mature civic infrastructure and a metro soon, or who may sell within three years.
Our view
Doddaballapur Road gives genuine affordability, but the discount is paid for in distance and diligence. Choose a developer with a delivery record, check water and approvals in writing, and be sceptical of any appreciation forecast built on infrastructure that has no sanctioned timeline.
