Dommasandra is a village in Anekal taluk (per Wikipedia, with a recorded population of about 10,000 and a gram panchayat as its local body) that has become a residential destination at the far end of Sarjapur Road. Brigade's locality blog describes it as off Sarjapur Main Road (SH-35) in East Bangalore, with the Carmelaram railway station about 6 km away via Ambalipura-Sarjapur Road.
For a buyer this combination, a village jurisdiction and large new gated communities, creates both the appeal (space, lower entry price) and the questions (khata, water, commute). This guide goes through them in order.
Getting around: roads first, metro later
Today the area depends on SH-35 and the Sarjapur Road network. Brigade's blog (July 2023) says the nearest operating metro is Whitefield (Kadugodi) at about 12 km and the airport is about 46 km away via SH-35; another listing-site summary puts the airport at about 49.5 km. A proposed Dommasandra Circle station is mentioned on the Hebbal-Sarjapur corridor.
That corridor, Namma Metro Phase 3A, is a long way off. Asianet Newsable (15 July 2026) reports a 37.8 km Hebbal-Sarjapur line now expected to open in April 2033, two years later than planned, with the revised cost at ₹25,999 crore and final Union government approval anticipated around October 2026. Until approval and tenders land, treat metro access at Dommasandra as a post-2033 possibility.
Prices and rents
HomeBazaar's Dommasandra page shows an average of about ₹8,000 per sq ft (undated page content, indicative asking), with 2 BHK at ₹90 lakh-₹1.8 crore, 3 BHK at ₹1.5-₹3.5 crore and monthly apartment rents of ₹9,000-₹35,000. That is lower than the Whitefield side of East Bengaluru and noticeably lower than HomeBazaar's May 2026 figures for Panathur or Marathahalli, which is the logic of buying here.
A wider Sarjapur Road reference: PropNewz (May 2026), citing Anarock, says the corridor's average rose from about ₹6,050 per sq ft at the end of 2021 to roughly ₹10,800 by Q2 2025, a 79% move, and was flat to down 1-3% in Q1 2026 versus Q4 2025. Dommasandra is on the outer edge of this corridor, so the headline number overstates local prices but shows the market's direction.

Schools, hospitals, leisure
HomeBazaar lists ISME, Global Indian International School, Greenwood High (ICSE) and Silver Oaks International School for the area; Brigade's blog adds Indus International and Inventure Academy. For healthcare, Brigade names Narayana Multispeciality Hospital and Manipal Hospital in the vicinity, while HomeBazaar lists smaller local hospitals and clinics. HomeBazaar also notes Dommasandra Lake, the Clover Greens golf course and Ganagaluru forest park. Malls named by Brigade include Inorbit, Market Square and Forum, which are a drive away.
Pros
- Lower entry price than the ORR-facing belt, with large-format gated communities.
- Established international schools within a short drive.
- Access to the Sarjapur Road and Whitefield employment clusters, which Brigade and HomeBazaar describe as roughly 6-15 km away.
Cons and risks
- Commute: it is road-only. Peak-hour Sarjapur Road and Dommasandra Circle traffic is slow, and metro is post-2033.
- Water: the OpenCity 2025 survey found gaps remain around Sarjapur Road corridors and Varthur surroundings, and that private tanker rates were highest in the Whitefield area of East Bengaluru. Ask for borewell yield history and tanker contracts.
- Jurisdiction and khata: Dommasandra is a gram panchayat area in Anekal taluk per Wikipedia. Confirm whether your property is under panchayat, a municipal body or a Greater Bengaluru limit, and which khata record applies, because loans, resale and tax depend on it. Karnataka's B-khata regularisation covers properties registered on or before 30 September 2024 (The Realty Today, July 2025); verify where your property stands.
- Resale and rent: PropNewz notes unsold inventory on the wider Sarjapur Road corridor rose year-on-year, which can slow resale.
Practical checks for a Dommasandra purchase
- Visit on a weekday morning and evening and time the drive to Sarjapur Road, Marathahalli and Whitefield; Brigade's blog quotes these hubs as 6-15 km away but travel time varies sharply with traffic.
- Ask whether the project is in a gram panchayat or a municipal limit, and who issues the khata and collects tax.
- Compare the possession dates of projects here, which run from August 2029 to September 2031 on the listings above, with the dates you can afford to wait.
- Check the school bus routes of the schools you care about; some institutions are several kilometres from the project.
Who it suits, and our verdict
Dommasandra suits families who want space and schools, work around Sarjapur Road, Whitefield or Marathahalli, and have a car-centred routine. It is a poor fit for people who want a short commute or an investment yield in the near term.
Our view: a value pocket rather than a bargain. The price gap to the ORR belt reflects real commute and infrastructure gaps. Pay attention to the developer's delivery record, the water arrangement and the title, and keep Phase 3A as an upside note, not a plan.
