Vidyaranyapura is a residential colony in north Bengaluru that, according to Wikipedia, was established in the late 1970s on former agricultural land and named for the poet-saint Vidyaranya. PIN 560097, covering about 9.9 sq km with about 57,000 residents at the 2011 census, it comprises sub-blocks such as AMS Layout, Ganesha Layout, BEL Layout and HMT Layout, and borders Yelahanka, Thindlu, Kodigehalli, Doddabommasandra, Jalahalli, MS Palya and Sahakara Nagar.

It sits in a belt of defence and public-sector employers (Bharat Electronics Limited and Hindustan Machine Tools are named on Wikipedia) and next to research institutions such as the Indian Institute of Science and the University of Agricultural Sciences. That gives it a stable, institutional character that newer suburbs lack.

Connectivity

There is no metro station in Vidyaranyapura itself. Locality guides name Yeshwantpur and Jalahalli stations on the Green Line (Nagasandra to Yelachenahalli) as the nearest, and place Kempegowda International Airport about 26 km away, roughly 45 minutes by road. Whether you can reach Jalahalli's station on foot depends on your sub-block; most residents will need an auto or bus.

The Blue Line airport corridor and the Pink Line serve other parts of the city, so Vidyaranyapura's rail story is the Green Line, plus the road links through Yelahanka and Tumakuru Road. If your workplace is in Peenya, Yeshwanthpur or the Hebbal-Manyata belt, the location works; if it is in Whitefield, the commute is long.

Prices, rents and a data warning

Square Yards (October 2026) shows an average asking price of about ₹8,500 per sq ft, listed as up about 37% over the year, with ready-to-move flats near ₹5,830 (129 units), under-construction near ₹7,450 and new launches near ₹7,150. Villas are shown at about ₹6,600 (down 16%). Neighbouring comparisons on the page: Yelahanka about ₹10,100, Sahakara Nagar about ₹9,700 and Jalahalli West about ₹9,050. The premium projects it names are Sumadhura Sushantham (about ₹14,200), Concorde Antares (about ₹11,800) and Prestige Willow Tree (about ₹11,250).

Two details deserve a second look. The page shows a government registration rate of about ₹8,500, identical to the asking price, which looks like a data artefact; we do not use it. And its rents of about ₹39,600 for a 2 BHK and ₹41,350 for a 3 BHK show almost no premium for the larger home, with a quoted yield of 4.66%. A 3 BHK usually rents for materially more, so the sample is probably small or mixed. Use the rent figures only as a rough guide.

The gap between ready flats near ₹5,830 and the ₹8,500 average is the real story: Vidyaranyapura offers some of the lowest ready-flat prices among the localities in this series, and the average is lifted by newer premium projects.

Schools and hospitals

Locality guides name the Canadian International School, The Regency Public School and Sri Sri Ravishankar Vidya Mandir among schools, and Aveksha Hospital, Nagappa Hadli Hospital and Kethams Hospital among hospitals. These come from broker and portal guides rather than official lists, so verify each one's distance and current services. Jalahalli, next door, has Kendriya Vidyalaya branches and the National Academy of Customs and Narcotics (Wikipedia).

Risks and trade-offs

  • Peak-hour traffic: guides note heavy traffic in peak hours from inadequate road infrastructure; minor roads can be congested.
  • No metro in the colony: you rely on buses, autos or a drive to the Green Line stations.
  • Older stock: the colony is over 45 years old, so many flats are in older buildings. Check structural condition, parking and water supply.
  • Data quality: a 37% annual rise and an identical guidance and asking rate on one portal are signs of unreliable averages.
  • Khata: confirm e-khata; e-khata has been mandatory for BBMP properties since 1 July 2025 (ETV Bharat).
  • Airport-bound travel: 26 km and 45 minutes is a best-case estimate; allow more for peak hours.

Who it suits

Families wanting an established, relatively green neighbourhood with a school and hospital cluster at a lower price than Yelahanka or Sahakara Nagar, employees of BEL, HMT and other institutions around Jalahalli and Yeshwanthpur, and buyers who prefer ready flats. It is a less natural fit for people who commute to east Bengaluru offices.

Our verdict

Vidyaranyapura is a value neighbourhood whose price spread is wide: ready flats around ₹5,800 per sq ft and premium projects above ₹11,000. The Green Line is nearby rather than local. Decide first whether you want an established older flat or a new project, then compare against Jalahalli and Yelahanka before choosing.
