Garhi Harsaru is a village and rail junction that has been absorbed into the Gurgaon market as Sector 88A. Realty Hunting describes it as sitting on the Dwarka Expressway corridor in New Gurugram, with the Garhi Harsaru railway junction as the nearest railway station for Sectors 84 to 90. It is the point where the geography of this belt becomes clear: the expressway, Pataudi Road (NH-352W) and the older Delhi to Farrukhnagar rail line all converge.
A launch that shows the premium: Cocoa County
The best-documented project is Cocoa County in Sector 88A. Realty Hunting's page (updated 4 October 2026) describes a development by County Group (ABA Corp), built through Ashiana Landcraft Realty Private Limited, on about 24 acres with 844 homes in nine towers rising to 25 floors. The homes are 3 BHK of 2,592 sq ft and 4 BHK of 2,997, 3,825 and 4,671 sq ft of super area, with price on request. The page derives about ₹15,140 per sq ft of super area (roughly ₹3.92 crore to ₹7.07 crore), and lists extras: floor charges of ₹100 to ₹350 per sq ft, location premiums of ₹150 to ₹300 per sq ft, parking at ₹7 lakh and club membership at ₹3.5 lakh, about ₹33.8 lakh of extras on the smaller units before GST.
Two details matter. First, the page says established comparable projects nearby trade around ₹11,400 to ₹11,650 per sq ft, so the derived launch rate sits roughly 30% higher. A premium for new product is normal, but it is a premium. Second, the construction window is stated as 1 July 2026 to 31 December 2032 across three separate registrations granted in 2026, each with its own completion date. A six-year horizon on a 24-acre site is a long wait for rent-free money.
Price data around it
These are different data sets with different bases, and they do not line up: Harsaru's average sits well above Sectors 90 and 91, which the Housing.com page attributes to its more established nature. Do not extrapolate the five-year number into a forecast.
- Housing.com, as seen in search results: Harsaru average about ₹14,041 per sq ft with a starting price near ₹13,461; Sector 91 average about ₹10,801 per sq ft, up about 30.66% in a year; both indicative.
- Sector 90: about ₹10,250 per sq ft in 2025, up about 1.5%, per a HomeBazaar listing for DLF Regal Gardens.
- Realty Hunting, citing the same project page: Sector 88A shows about 14.4% appreciation in a year, 66.9% in three years and 114.8% in five.
Connectivity
Realty Hunting's locality guide says main business hubs are usually a 15 to 25 minute drive from Harsaru on a normal day and the airport 30 to 40 minutes via the expressway network, and mentions a planned 3.2 km Central Peripheral Road that would link the Dwarka Expressway at Harsaru with the SPR at Narsinghpur. These are guide estimates and a plan, respectively. NH-352W, per Wikipedia, intersects the Dwarka Expressway here and terminates at NH-48 near Sectors 88A and 88B.
The rail picture is partial. The Garhi Harsaru to Farrukhnagar line exists; the Haryana Orbital Rail Corridor (121.7 km, Palwal to Sonipat) is designed to connect with it at Sultanpur and is targeted for 2028 per Wikipedia, with a 36 km extension under DPR. No metro serves the sector today; Realty Hunting's metro explainer notes a Basai village spur to Sector 101 near the Dwarka Expressway as part of a different, loop-based plan, which does not reach Harsaru.

- Water: Newslaundry (24 June 2026) lists Sector 95 and others among Gurugram's tail-end water areas. Sector 88A was not named, but ask about borewells and tanker spend.
- Rent: the page describes yields as modest.
Who it suits and verdict
Garhi Harsaru suits end-users who want a larger home near the Dwarka Expressway and can wait. For investors the premium and the timeline argue for waiting for later-phase pricing or looking at ready stock. Our view: use the roughly ₹11,400 to ₹11,650 comparables as your anchor, and ask what exactly the extra 30% buys.
