Godrej Aristocrat is a premium high-rise on Sohna Road backed by one of India's listed developers. This review compares price signals, the corridor's strengths and problems, and the delivery date. No resident opinions are included.
At a glance
One catalogue entry places the project on Golf Course Extension Road, but Sector 49 is on Sohna Road; we use Sohna Road.
- Developer: Godrej Properties.
- Location: Sector 49, Sohna Road, Gurugram.
- Configurations: 3 and 4 BHK apartments.
- Price range (this catalogue entry): ₹5.23-7.28 crore. Another entry (listed on Golf Course Extension Road) shows ₹5-8 crore and June 2029.
- HRERA: RC/REP/HARERA/GGM/767/499/2023/111 per this entry.
- Possession: December 2030 per this entry; June 2029 in the other.
- Portal sizes: about 968-1,751 sq ft carpet at roughly ₹6.13-8.62 crore (JLL Homes via search summary).
Location assessment
Sector 49 is a mature Sohna Road sector. Sohna Road (NH-248A) is a six-lane highway with an elevated corridor bypassing Subhash Chowk, reducing travel time to NH-48 to under about 10 minutes in normal traffic (Square Yards-linked guide).
A search result says no metro station is genuinely close beyond Sector 49 yet, although a dedicated corridor along Sohna Road and the SPR is in the works (Square Yards). Schools such as VIBGYOR and Presidium and hospitals such as Park Hospital and Medanta are named for Sectors 48-49 (Sobha blog, developer-source).
- Roads: Sohna Road elevated corridor, SPR.
- Metro: not close.
- Established retail and schools in Sectors 48-49.
Price check
A RealtyHunting listing says Godrej Aristocrat sets the Sector 49 ceiling at about ₹21,550 per sq ft, while PropertyPistol shows about ₹22,900 per sq ft from ₹4.14 crore. Both are indicative asking.
For comparison, Elan's The Statement on the same road is in our catalogue at ₹10.25-18 crore, a much higher bracket, so Aristocrat sits at the lower end of the new-launch premium on Sohna Road.
Developer track record
Godrej Properties is a national, listed developer; portal summaries describe it as known for design and delivery. We did not find reported HRERA penalties or court matters against Godrej Aristocrat in our search; our search was not exhaustive.
Dec 2030 is long, so the developer's RERA progress reports matter.
Design and amenities (developer claims)
Godrej markets high-rise living with a clubhouse and landscape. These are claims; check the sanctioned plan.
Pros
- Developer with national scale.
- Mature sector with established social infrastructure.
- Priced near the lower end of the new-launch premium on Sohna Road.
Cons and risks
- Sohna Road congestion and no close metro.
- Long timeline to December 2030.
- Catalogue entries conflict.
- Water and waterlogging risk across the city (The Week; The Realty Today).
Who it suits and who should skip
- Suits: End-users who want an established sector and a national developer, and can wait to 2030.
- Skip if: You need metro walkability.
- Skip if: You want near-term possession.
Verdict
Aristocrat is a sensible brand-led choice on Sohna Road if you accept the congestion and the wait. Confirm the date and RERA registration.
