Sector 89 is a mid-priced New Gurgaon sector with exposure to both the Dwarka Expressway and NH-48. It attracts buyers who want a new apartment for ₹1.5-3 crore without paying the premium of Sectors 102 to 113.
Aggregator data shows strong recent price movement, and that is exactly when a calm look at the numbers matters most.
Where Sector 89 sits and how you get out of it
RealtyHunting's Sector 89 page (dated 30 July 2026) places the sector along the Dwarka Expressway and NH-48, with access to Delhi, the airport corridor, Manesar and the office belt, and notes schools, retail and daily services are developing.
We could not source specific distances or times from Sector 89 to IGI Airport or Cyber City. For metro context, Square Yards (9 September 2026) lists Yashobhoomi Dwarka Sector 25 as the closest working station to Sectors 88 and 90 at 1-2 km; Sector 89 sits between them numerically, but confirm the actual walking or driving distance from your tower.
Dwarka Expressway facts that apply here
These are corridor-wide facts. They matter for every sector on this road, so check how each one translates to the specific tower you are considering.
- Road: the Haryana stretch of the Dwarka Expressway (about 19 km) was inaugurated on 11 March 2024, and the 10.1 km Delhi section (Shiv Murti to Dwarka Sector 21, then on to the Delhi-Haryana border) was inaugurated by the Prime Minister on 17 August 2025 (per PMO and Deccan Herald coverage; Business Today, 5 September 2026).
- NH-48: the expressway meets NH-48 (old NH-8) at a cloverleaf interchange, and also connects to the Central Peripheral Road and Southern Peripheral Road (per The Metro Rail Guy's expressway status page, last updated July 2024).
- Metro: no Gurugram metro station operates on the expressway yet. Square Yards (9 September 2026) reports a 1.85 km spur toward a Sector 101 station as under construction, with a tentative 2028 start of commercial operations and "no confirmed date". The nearest working stations it names are Yashobhoomi Dwarka Sector 25 and Dwarka Sector 21 on the Delhi Metro.
- Prices: ANAROCK data reported by Outlook Money (September 2026) puts the corridor average at ₹14,180 per sq ft in H1 2026, up from ₹6,032 in 2021, against a Gurugram average of ₹13,350.
- Supply: ANAROCK counts 38,680 launches on the corridor from 2021 to H1 2026 and 10,770 unsold units, about 18 months of inventory at the current sales pace, and flags oversupply risk in the ₹1.5-3 crore segment.
Sector 89 price levels in 2026
RealtyHunting's 30 July 2026 page gives these indicative asking rates and ticket sizes:
- Sector average about ₹11,050 per sq ft, in a range of ₹9,800-13,200; builder floors ₹11,050-13,400.
- 2 BHK (1,000-1,400 sq ft): ₹74 lakh to ₹1.43 crore. 3 BHK (1,500-2,000 sq ft): ₹1.6-1.95 crore.
- Trend: more than 20% appreciation over the previous 12 months, per the same page. The page itself cautions against overpaying after a sharp rise.
Projects in Sector 89
Property Point lists two projects in the sector:
- Smartworld Gems by Smartworld Developers: ₹1.4-1.8 crore, 2 and 3 BHK, nearing possession with a listed date of September 2026 (Smartworld Gems Sector 89).
- Ganga Kashi Residences by Ganga Realty: ₹2.5-2.8 crore, 3 BHK, a new launch with possession listed January 2028 (Ganga Kashi Residences Sector 89 New Gurgaon).
- RealtyHunting also refers generally to established group-housing societies and builder floors in the sector, without naming them in the page we read.
Schools, hospitals and daily life
Schools, retail and daily services are described as developing. We could not source named schools or hospitals for Sector 89, so we list none. When you visit, check the school bus route and the nearest emergency hospital.
Rental levels and yield
RealtyHunting reports 2 BHK rents of ₹20,000-30,000 a month and 3 BHK rents of ₹28,000-42,000. Its worked example: a 3 BHK renting at ₹35,000 against a ₹1.8 crore purchase gives a gross yield near 2.3%, before maintenance, vacancy and tax. That is an aggregator's example rather than a survey, but it fits the corridor's low-single-digit yield pattern.
What works in its favour
- Lower entry price than the Sector 102-113 core, with 3 BHKs listed from about ₹1.6 crore.
- NH-48 plus Dwarka Expressway access, per RealtyHunting.
- One of the few sectors where a nearly-ready project (Smartworld Gems) can be inspected in person.
Risks and trade-offs
Sector-specific points first, then the corridor-wide ones.
- A 20%+ one-year rise argues for caution about entry timing.
- Services and schools still developing.
- Yields around 2.3% leave little room if prices stall.
- Drainage and waterlogging: Business Today (5 September 2026) reported significant waterlogging in the expressway tunnel during monsoon rain, and The Tribune (June 2023) reported more than 12 areas around the expressway waterlogged after a light shower. Visit in the rains, not just in winter.
- Delivery risk: much of the corridor's stock is under construction, and listed possession dates vary between portals, developer pages and the HRERA register. Treat the HRERA date as the legal one and ask for the last two quarterly progress reports.
- Pricing noise: trackers disagree by 20-40% for the same sector because they mix ready resale flats, new launches and builder floors. Compare the rate for the specific project, on carpet area, not the sector average.
- Super-area loading: rates quoted on super area flatten the real cost; confirm the carpet area and the all-in price (parking, PLC, club, GST, registration) before comparing.
Who it suits
- End-users with a ₹1.5-3 crore budget who want a new, mid-range apartment.
- Buyers who want to inspect a near-complete project before paying.
- Not for yield-led investors.
Reading the 20% jump with care
RealtyHunting's July 2026 page reports more than 20% appreciation over twelve months in Sector 89, while the same site's page for Sector 37D reports nearly 10% and for Sector 88A 14.4%. Meanwhile, its pages for Sectors 103 and 111 show one-year declines of 2.4%. The spread tells you that micro-markets on the same road moved in different directions in the same year, and that any single-sector growth figure from an aggregator should be read as one data point.
Corridor-wide, ANAROCK (via Outlook Money, September 2026) reports about 14,000 launches in 2025 and about 18 months of unsold inventory. In a market with that much supply, a sector that has risen quickly can also see competing launches nearby, so check what is being launched within a few kilometres of the tower you like.
Due-diligence checklist for Sector 89
- Search the project on the HRERA Gurugram register and compare the registered completion date with the date in the brochure and on portals. Where they differ, the register governs.
- For ready homes, ask for the occupancy certificate and the latest maintenance accounts. For launches, ask for the last two quarterly progress updates.
- Get the price sheet in writing: base rate on carpet and super area, floor rise, preferred-location charge, parking, club, GST and registration.
- For Smartworld Gems, which our catalogue lists as nearing possession, visit the site, inspect the finished flats and ask about the offer-of-possession and conveyance timeline.
- For Ganga Kashi Residences, a new launch listed for January 2028, check how much of the build is complete against the payment plan.
Our view
Sector 89 is a reasonable mid-market choice if you check the delivery record and the carpet-area price. A sharp recent rise and a still-forming neighbourhood are both reasons not to rush.
