Sector 88A sits toward the Delhi-border end of New Gurgaon's Dwarka Expressway belt. Its main selling point is not the expressway alone but the fact that a working Delhi Metro station is within a short distance, something most sectors further down the road cannot say.
It is also still a developing pocket, and RealtyHunting is blunt about it. Here is what the sources show on prices, projects, connectivity and the gaps.
Where Sector 88A sits and how you get out of it
Square Yards (9 September 2026) lists Yashobhoomi Dwarka Sector 25 on the Delhi Metro Blue Line as 1-2 km from Sectors 88 and 90 (about a 12-20 minute walk), with Dwarka Sector 21, the Blue Line and Airport Express interchange, 3-4 km for northern sectors. That is the sector's strongest verified connectivity fact.
RealtyHunting's Sector 88A page adds access via NH-8, Pataudi Road, the Dwarka Expressway and the Central Peripheral Road, linking to Delhi, the airport corridor and older Gurgaon office zones. We could not source drive times to IGI Airport or Cyber City for the sector, so test them yourself.
Dwarka Expressway facts that apply here
These are corridor-wide facts. They matter for every sector on this road, so check how each one translates to the specific tower you are considering.
- Road: the Haryana stretch of the Dwarka Expressway (about 19 km) was inaugurated on 11 March 2024, and the 10.1 km Delhi section (Shiv Murti to Dwarka Sector 21, then on to the Delhi-Haryana border) was inaugurated by the Prime Minister on 17 August 2025 (per PMO and Deccan Herald coverage; Business Today, 5 September 2026).
- NH-48: the expressway meets NH-48 (old NH-8) at a cloverleaf interchange, and also connects to the Central Peripheral Road and Southern Peripheral Road (per The Metro Rail Guy's expressway status page, last updated July 2024).
- Metro: no Gurugram metro station operates on the expressway yet. Square Yards (9 September 2026) reports a 1.85 km spur toward a Sector 101 station as under construction, with a tentative 2028 start of commercial operations and "no confirmed date". The nearest working stations it names are Yashobhoomi Dwarka Sector 25 and Dwarka Sector 21 on the Delhi Metro.
- Prices: ANAROCK data reported by Outlook Money (September 2026) puts the corridor average at ₹14,180 per sq ft in H1 2026, up from ₹6,032 in 2021, against a Gurugram average of ₹13,350.
- Supply: ANAROCK counts 38,680 launches on the corridor from 2021 to H1 2026 and 10,770 unsold units, about 18 months of inventory at the current sales pace, and flags oversupply risk in the ₹1.5-3 crore segment.
Sector 88A price levels in 2026
RealtyHunting's mid-2026 portal data for the sector (indicative asking rates):
- Flats: average about ₹13,100 per sq ft, in a range of ₹11,450-13,850.
- Builder floors: ₹11,800-15,850 per sq ft; plots: ₹21,350-24,450 per sq ft.
- Trend: the page reports 14.4% annual growth in the last year, which it attributes to a developing belt catching up as infrastructure improves. One aggregator's figure, not an index.
- Listings named on the page: Breez Global Heights 88A at about ₹75 lakh, Godrej Oasis at about ₹1.47 crore and Indiabulls Sector 88 at about ₹1.5 crore.
Projects in Sector 88A
Property Point lists ROF Pravasa in the sector:
- ROF Pravasa by ROF: ₹2.4-2.8 crore, 3 BHK, under construction with possession listed April 2028 (Rof Pravasa Sector 88a New Gurgaon).
- Resale and listing activity named by RealtyHunting: Breez Global Heights 88A, Godrej Oasis and Indiabulls Sector 88.
- Ask any seller for the occupancy certificate and the maintenance association's last audited accounts before negotiating on a resale.
Schools, hospitals and daily life
RealtyHunting cautions that schools, markets and internal roads remain incomplete in parts of the sector. We could not source named schools or hospitals for 88A, so we have not listed any. Since Delhi's Dwarka sub-city is the closest established neighbourhood, many residents will use its schools, hospitals and markets, which raises the importance of the metro and the border crossing at peak hours.
Rental levels and yield
We found no sector-level rental figures for 88A. The proximity to a working metro station helps tenant demand in principle, but we cannot give a yield from a source. Corridor-wide, ANAROCK (via Outlook Money) reports rents up 87% since 2021 and a 1,000 sq ft 2 BHK at ₹25,000-31,250.
What works in its favour
- A working Delhi Metro station 1-2 km away (Square Yards).
- Entry ticket from about ₹75 lakh in older resale (listing) to ₹2.4 crore for new 3 BHKs.
- Sits toward the Delhi-border end of the corridor, close to Dwarka's established neighbourhoods.
Risks and trade-offs
Sector-specific points first, then the corridor-wide ones.
- Neighbourhood still incomplete: schools, markets and roads lag in parts (RealtyHunting).
- A 14.4% one-year jump per one aggregator argues for caution about paying peak rates.
- Mixed housing types (flats, builder floors, plots) mean wide quality variation.
- Drainage and waterlogging: Business Today (5 September 2026) reported significant waterlogging in the expressway tunnel during monsoon rain, and The Tribune (June 2023) reported more than 12 areas around the expressway waterlogged after a light shower. Visit in the rains, not just in winter.
- Delivery risk: much of the corridor's stock is under construction, and listed possession dates vary between portals, developer pages and the HRERA register. Treat the HRERA date as the legal one and ask for the last two quarterly progress reports.
- Pricing noise: trackers disagree by 20-40% for the same sector because they mix ready resale flats, new launches and builder floors. Compare the rate for the specific project, on carpet area, not the sector average.
- Super-area loading: rates quoted on super area flatten the real cost; confirm the carpet area and the all-in price (parking, PLC, club, GST, registration) before comparing.
Who it suits
- Commuters whose work is in Dwarka, Aerocity or central Delhi and who want Gurgaon rates.
- Buyers who prefer a Metro commute to a driving one.
- Not for buyers who need fully built social infrastructure on day one.
Where Sector 88A sits in the wider corridor story
Different data providers measure the corridor differently, which is why numbers rarely match. MagicBricks' PropIndex (reported by NBMCW on 16 July 2025) put the Dwarka Expressway average at ₹16,186 per sq ft in Q2 2025, up 67% from ₹9,718 in Q2 2023. ANAROCK's series, reported by Outlook Money in September 2026, shows ₹14,180 per sq ft in H1 2026 against ₹6,032 in 2021. Business Today (24 August 2026), also citing ANAROCK, gives ₹5,359 in 2019 and above ₹9,600 in H1 2024.
Sector 88A's reported 14.4% one-year rise suggests it has started catching up with those averages, which is a reason to compare carefully before paying. In every case, the sensible discipline is to compare the specific project to ready resale alternatives, to read the HRERA record, and to avoid committing money on the strength of corridor-wide growth rates that cannot be assumed to repeat.
Due-diligence checklist for Sector 88A
- Search the project on the HRERA Gurugram register and compare the registered completion date with the date in the brochure and on portals. Where they differ, the register governs.
- For ready homes, ask for the occupancy certificate and the latest maintenance accounts. For launches, ask for the last two quarterly progress updates.
- Get the price sheet in writing: base rate on carpet and super area, floor rise, preferred-location charge, parking, club, GST and registration.
- Walk the route from the tower to Yashobhoomi Dwarka Sector 25 metro station and note street lighting, footpaths and crossings.
- For ROF Pravasa, listed for April 2028 possession, ask for the construction-progress report and the HRERA date.
Our view
Sector 88A is attractive mainly because of its distance to the Delhi Metro and the border, and it is priced accordingly lower than the core sectors. The trade-off is a still-forming neighbourhood.
Walk from the project to the metro station in person before relying on the 1-2 km figure, and ask what lies on that route.
