Sector 88B is a small pocket of New Gurgaon where one project dominates the conversation: Trinity Sky Palazzo, a luxury launch that stalled and, according to news reports from the summer of 2026, has a new owner. For a buyer, that makes 88B a case study in what delivery risk looks like and how a rescue is supposed to work.

Location and access
RealtyHunting's search listing describes 88A and 88B as sitting on the western New Gurgaon side, beside 37C and 37D and near Pataudi Road, with the Dwarka Expressway a short drive away rather than at the doorstep. Square Yards' project pages for the sector say it is strategically connected to the expressway and Pataudi Road, without distances. We found no sourced drive times for 88B, so measure the route to your workplace at your own commute hour.
Metro access is the same as for the 88 and 88A neighbourhood: Square Yards' 9 September 2026 explainer names Yashobhoomi Dwarka Sector 25 on the Blue Line as 1-2 km from Sectors 88 and 90. It does not state a distance for 88B, so confirm it on foot.
Trinity Sky Palazzo: a stalled project changes hands
Republic World (3 August 2026) reports that Anhad Realty and Anhad Minerario have acquired 100 per cent of Fidato City Homes Pvt Ltd, the developer of Trinity Sky Palazzo, an 11-acre project in Sector 88B worth about ₹1,200 crore, with 345 units in the first phase and a ₹510 crore construction contract awarded to BL Kashyap and Sons. The report says the project held all HRERA approvals but construction came to a halt, leaving hundreds of buyers waiting, and quotes the new owners as prioritising a restart. Square Yards' headline from 30 July 2026 says Anhad is 'to acquire', so the transaction's wording differed between outlets; confirm the closing with HRERA filings.
What this means in practice: existing allottees may see work resume, but a new owner's timeline is a promise, not a delivered building. Square Yards' project page still lists Trinity Sky Palazzo as under construction at ₹5.16-8.30 crore (3 and 4 BHK) with a December 2032 possession date, which is very far from the original schedule. Anyone considering a resale of an allotment should ask for the updated HRERA registration, the revised possession date and written confirmation from the new promoter.
Prices and other projects
Square Yards' demand split shows builder floors take 76 per cent of sale demand, while 3 BHK apartments draw 48 per cent of demand with only 8 per cent of supply, so well-run apartment inventory is scarce. None of these projects appears in the Property Point catalogue at present.

Schools and hospitals
Square Yards lists St Paul's School (1.7 km), Suncity School (1.8 km), MDS Public School (1.8 km) and The Signature Hospital (1.8 km) within about 2 km. That is a decent cluster for a sector still under development, though all involve a short drive rather than a walk.
Rents
Square Yards' ₹23 per sq ft rent on a 1,300 sq ft flat would be roughly ₹30,000 a month by simple arithmetic, but that is not a quoted figure, and the 2.17 per cent yield suggests rent covers only a small part of the carrying cost. Builder floors take 68 per cent of rental demand and 2 BHK homes 43 per cent of demand against 16 per cent of supply, so a small 2 BHK floor is the easiest to let.
What works in its favour
- Several ready societies, so you can buy a finished flat in the ₹0.9-1.6 crore range.
- A fresh owner and a large construction contract for the stalled project, if delivery follows.
- Neighbouring schools within roughly 2 km.
Risks and trade-offs
- Trinity Sky Palazzo is the sector's headline risk: the project stalled once, and the revived timeline (December 2032 on Square Yards) is long.
- Soft price momentum, with Square Yards showing a 1.05 per cent decline.
- Thin transaction depth: only 33 properties for sale and 13 for rent on Square Yards, so a seller's asking price may not be tested by the market.
- Many listings are builder floors, with no shared amenities and variable construction quality.
Who it suits
- Buyers who want a ready flat in a quieter pocket and will inspect it before paying.
- Existing Sky Palazzo allottees weighing whether to stay, who should read the new promoter's undertaking carefully.
- Not for buyers who need certainty of delivery on a new apartment within five years.
Our view
Sector 88B can work for a cautious buyer who sticks to ready, inspected stock. Treat new launches, and especially the revived Sky Palazzo, as projects to watch rather than to join until there is visible construction progress and a refreshed HRERA registration.
