Sector 102 is the most established residential pocket on the Dwarka Expressway, with ready communities such as Emaar Gurgaon Greens alongside new premium launches. That matters because buyers can see real occupied societies, not only render images, and it shows in rental and resale activity.
It is also in the premium rate band. Here is what the data shows and where to be careful.
Where Sector 102 sits and how you get out of it
RealtyHunting's Sector 102 page (mid-2026) describes direct access to the Dwarka Expressway linking Delhi, the Dwarka border and IGI Airport, and positions the sector as offering newer, planned construction compared with central Gurgaon's older stock, with ongoing construction in some pockets. The page does not give exact commute times and we have not invented any.
Metro: as with every sector on the road, the Gurugram-side metro spur (a 1.85 km spur toward a Sector 101 station, per Square Yards on 9 September 2026) is under construction and has only a tentative 2028 target. Sector 102 is close to that proposed station, but there is no confirmed date.
Dwarka Expressway facts that apply here
These are corridor-wide facts. They matter for every sector on this road, so check how each one translates to the specific tower you are considering.
- Road: the Haryana stretch of the Dwarka Expressway (about 19 km) was inaugurated on 11 March 2024, and the 10.1 km Delhi section (Shiv Murti to Dwarka Sector 21, then on to the Delhi-Haryana border) was inaugurated by the Prime Minister on 17 August 2025 (per PMO and Deccan Herald coverage; Business Today, 5 September 2026).
- NH-48: the expressway meets NH-48 (old NH-8) at a cloverleaf interchange, and also connects to the Central Peripheral Road and Southern Peripheral Road (per The Metro Rail Guy's expressway status page, last updated July 2024).
- Metro: no Gurugram metro station operates on the expressway yet. Square Yards (9 September 2026) reports a 1.85 km spur toward a Sector 101 station as under construction, with a tentative 2028 start of commercial operations and "no confirmed date". The nearest working stations it names are Yashobhoomi Dwarka Sector 25 and Dwarka Sector 21 on the Delhi Metro.
- Prices: ANAROCK data reported by Outlook Money (September 2026) puts the corridor average at ₹14,180 per sq ft in H1 2026, up from ₹6,032 in 2021, against a Gurugram average of ₹13,350.
- Supply: ANAROCK counts 38,680 launches on the corridor from 2021 to H1 2026 and 10,770 unsold units, about 18 months of inventory at the current sales pace, and flags oversupply risk in the ₹1.5-3 crore segment.
Sector 102 price levels in 2026

- Range ₹11,800-15,400 per sq ft; average about ₹13,400.
- 2 BHK: ₹90 lakh-1.4 crore; 3 BHK: ₹1.4-3 crore; premium 3 and 4 BHK facing the expressway: ₹3-5.5 crore.
- RealtyHunting's corridor article (24 July 2026) places Sector 102 in the premium group of ₹20,000-24,000+ per sq ft, which reflects new launches rather than resale. Treat the two figures as describing different parts of the same sector.

Careers360 lists Delhi Public School, Dwarka Expressway at Sector 102A and 103, a co-educational CBSE school established in 2014 and run by TSK Educational Trust, with 30 classrooms and 48 teachers. The Class 10 fee illustration on that page is about ₹1.11 lakh a year including admission, so confirm current fees directly.
We could not source named hospitals or distances for Sector 102 from a page we read, so we list none; measure the emergency drive to the hospital you would actually use.
Rental levels and yield
RealtyHunting reports 2 BHK rents of ₹22,000-32,000 a month and 3 BHK rents of ₹32,000-50,000, varying by society and furnishing. Against a ₹1.4-3 crore price, that implies a gross yield around 2% on the page's own figures. Per ANAROCK, corridor rents are up 87% since 2021.

Risks and trade-offs
Sector-specific points first, then the corridor-wide ones.
- The premium band means paying more per square foot.
- Construction continues in pockets, so dust and noise are real for ready societies next to new towers.
- Yield near 2% is low.
- Drainage and waterlogging: Business Today (5 September 2026) reported significant waterlogging in the expressway tunnel during monsoon rain, and The Tribune (June 2023) reported more than 12 areas around the expressway waterlogged after a light shower. Visit in the rains, not just in winter.
- Delivery risk: much of the corridor's stock is under construction, and listed possession dates vary between portals, developer pages and the HRERA register. Treat the HRERA date as the legal one and ask for the last two quarterly progress reports.
- Pricing noise: trackers disagree by 20-40% for the same sector because they mix ready resale flats, new launches and builder floors. Compare the rate for the specific project, on carpet area, not the sector average.
- Super-area loading: rates quoted on super area flatten the real cost; confirm the carpet area and the all-in price (parking, PLC, club, GST, registration) before comparing.
Who it suits
- Families who want a ready, lived-in community on the expressway.
- Buyers who want to see actual maintenance quality before buying.
- Not for buyers who need a low entry price.
Ready society or new launch: how to choose
On Property Point's catalogue, Emaar Gurgaon Greens is listed as ready to move at ₹2.05-3 crore for 3 and 4 BHK homes, and BPTP Amstoria Verti-Greens as a launch from ₹3.5 crore. The gap is not just price; it is also delivery risk, specification and what you can see before you pay.
A ready home lets you check light, noise, water pressure and maintenance quality, and you can talk to residents. A launch offers newer specifications and a payment plan spread over construction, but you carry delivery risk. ANAROCK (via Outlook Money) flags oversupply risk in the ₹1.5-3 crore segment, which overlaps with the ready-home band here, so ready homes in that price range have more competing stock to negotiate against.
Due-diligence checklist for Sector 102
- Search the project on the HRERA Gurugram register and compare the registered completion date with the date in the brochure and on portals. Where they differ, the register governs.
- For ready homes, ask for the occupancy certificate and the latest maintenance accounts. For launches, ask for the last two quarterly progress updates.
- Get the price sheet in writing: base rate on carpet and super area, floor rise, preferred-location charge, parking, club, GST and registration.
- Visit during the evening school run and check how the traffic from DPS Dwarka Expressway and neighbouring societies loads the internal roads.
- Ask residents about water pressure, power backup billing and the maintenance agency's response times.
Our view
Sector 102 is the safest-feeling place on the Dwarka Expressway because you can inspect occupied societies, but safety is relative: prices already reflect the corridor's rise and yields are modest.
