Sector 92 is a mixed-income sector: mid-market societies like Bestech Park View Sanskruti, SARE's Crescent Parc and The Grand, builder floors, affordable-policy projects such as GLS Avenue 51 and ROF Amaltas, and, newest, a large Prestige Estates joint development. That variety explains why average prices look low and individual projects look high.

The data below is from RealtyHunting (4 October 2026) and Square Yards (9 September 2026). They disagree on direction, so we show both.

Location and drive times

RealtyHunting lists the Dwarka Expressway about 5 km away, NH-48 about 7 km, IMT Manesar about 7 km and IGI Airport about 32-33 km (roughly 45 minutes). Its nearest-metro figure is Millennium City Centre at about 16 km, which will stand out to anyone assuming a Delhi Metro connection. Square Yards' 9 September 2026 metro explainer groups Sector 92 among the border sectors but gives no distance for it, so the Delhi stations (Dwarka Sector 21 and Yashobhoomi Dwarka Sector 25) are a longer trip than from 88-90. The Gurugram metro's expressway spur is planned at Sector 101, with commercial operations tentatively targeted for 2028 (same explainer).

Square Yards' sector pages describe Sector 92 as connected to the Dwarka Expressway and Pataudi Road. Realistically it is a car-dependent sector.

Prices: portals disagree on direction

  • RealtyHunting (4 October 2026): flats average about ₹9,477-9,550 per sq ft, within ₹8,850-12,150, with annual growth of 3.7 per cent. By size: 1 BHK ₹35.5-81 lakh; 2 BHK about ₹85.95 lakh on average; 3 BHK ₹95 lakh-₹2.33 crore; 4 BHK ₹1.65-2.8 crore.
  • Square Yards overview (9 September 2026): average about ₹10,300 per sq ft, a trend of minus 6.13 per cent, rent ₹20 per sq ft and yield 2.33 per cent a year, with sale prices from ₹35 lakh to ₹28 crore.
  • So the level is about ₹9,500-10,300, and the direction is up 3.7 per cent on one page and down 6.13 per cent on the other. That is a flat market within the noise.

Projects

Property Point does not currently list a Sector 92 project, so these are research references rather than listings.

  • Bestech Park View Sanskruti: about ₹1.95-3.22 crore, at roughly ₹11,000-11,500 per sq ft (RealtyHunting).
  • SARE Crescent Parc: from about ₹95 lakh, at roughly ₹8,500-9,000 per sq ft. SARE The Grand: about ₹2.32-2.85 crore; Square Yards shows it as ready on the overview page but under construction with a December 2030 date on the projects page, so confirm status.
  • Signature Global City 92: builder floors at about ₹1.05-1.4 crore on RealtyHunting; Square Yards shows ₹1.55 crore onward, ready.
  • Wal Serenia 92 (under construction, about ₹1.47-1.59 crore) and SARE Sports Parc (about ₹77.57-99.43 lakh, under construction), both on Square Yards.
  • Affordable-policy projects: GLS Avenue 51 (1 BHK from about ₹36 lakh, 2 BHK about ₹60-65.5 lakh) and ROF Amaltas (2 BHK about ₹65-75 lakh, or ₹40.50-74.60 lakh on Square Yards).
  • DLF Garden City: ready, from about ₹6.30 crore on Square Yards.

The Prestige joint development

Square Yards' overview reports that Prestige Estates plans a ₹4,200 crore residential project through a joint development agreement on a 17.21-acre parcel in Sector 92, about 3 million sq ft of potential. We have not seen the HRERA record or a price list, so any launch pricing should be checked against the register. For nearby buyers a large branded launch can lift sentiment, but it also adds construction, supply and traffic.

Schools and hospitals

Square Yards lists Discovery Montessori Pre School (0.7 km), Royal Public Senior Secondary School (1.1 km) and Royal Institute of Science (1.1 km), with Ayushman Hospital, Genesis Hospital and Sun Life Hospital and Trauma Center named nearby. These are local institutions; larger hospital chains are in older Gurgaon.

Rents and yield

RealtyHunting reports a 3 BHK in Sanskruti renting for ₹40,000-45,000 a month (about 2.3 per cent yield), a 3 BHK in Crescent Parc for ₹20,000-25,000 (about 2.0-2.5 per cent), and an average 2 BHK rent of ₹16,863. Square Yards shows a 2.33 per cent yield. Net of maintenance and vacancy, expect less. This is not a high-yield sector.

What works in its favour

  • Wide range of budgets, from about ₹36 lakh to a few crore.
  • Large branded land deal signals institutional interest.
  • Established societies with resale history, such as Sanskruti and Crescent Parc.

Risks and trade-offs

  • Affordable-policy density: GLS Avenue 51 and ROF Amaltas are policy projects. Realty Today (30 August 2025) reports residents of similar affordable projects in 37D, 108 and 86 protesting over missing 24-metre roads, water scarcity and maintenance charges for incomplete facilities; inspect road access and utilities in person.
  • Soft or conflicting price direction: +3.7 per cent versus -6.13 per cent.
  • Far from the metro: about 16 km to the nearest Gurugram metro station on RealtyHunting's figures.
  • Low rental yield of about 2-2.5 per cent.
  • Status conflicts (SARE The Grand), so verify against HRERA.

Who it suits

  • End-users with a ₹1-3 crore budget who drive and want a society apartment.
  • Buyers watching the Prestige launch as a benchmark for pricing.
  • Not for yield-focused investors or metro-dependent commuters.

Our view

Sector 92 is a sensible sector for a driving family that values space for the price, provided you choose a society with a visible resident base and a reliable association. Treat the Prestige launch as an upside option, not a base-case assumption, and avoid paying for it in advance.
