Sector 90 is one of the few sectors in this belt where the metro question has a concrete answer. Square Yards' 9 September 2026 explainer puts Yashobhoomi Dwarka Sector 25, on the Delhi Metro Blue Line, 1-2 km from Sectors 88 and 90, a walk of about 12-20 minutes. Combine that with ready DLF communities and one new launch, SS Camasa, and the sector looks more established than most of its neighbours.

The data below comes from two portals that broadly agree on price level and disagree on direction. We show both.

Location and connectivity

Square Yards describes Sector 90 as part of the New Gurgaon micromarket (PIN 122505), with projects pointing to the Dwarka Expressway, Pataudi Road and NH-8. RealtyHunting gives drive times of 30-40 minutes to IGI Airport via the expressway and 45-75 minutes to Cyber City. The airport figure is the same wording it uses on several sector pages, so treat it as a generic estimate; the Cyber City range reflects how much traffic dominates that trip.

Planned roads matter here. The master road upgrade linking the expressway to IMT Manesar passes along the 86-90 boundary (Trak.in, 2 August 2025, with a March 2026 deadline we could not confirm was met). Square Yards' 1 October 2026 note says GMDA plans a flyover at the intersection of Sectors 86-90 and 87-91 on the multi-utility corridor, and the Tribune (April 2026) reported flyovers at Dadi Sati Chowk and in Sector 84. A flyover plan is not a delivered flyover, but it indicates where the authority sees congestion.

Prices: two portals compared

In short, both portals put the sector around ₹11,000 per sq ft. RealtyHunting's 1 BHK range of ₹42-47.9 lakh and 2 BHK at ₹67 lakh-₹1.1 crore outline the affordable end; DLF's older towers sit above that.

  • RealtyHunting (1 October 2026): average about ₹11,050-11,150 per sq ft within a band of ₹9,850-11,900, with asking prices of ₹11,000-13,000. By society: Shree Vardhman Flora about ₹8,750, DLF New Town Heights 1 about ₹10,250 and Green Court about ₹10,450. The page puts Sector 90 about 7 per cent below the New Gurgaon average of ₹11,992 (December 2025).
  • Square Yards overview (1 October 2026): average ₹11,050 per sq ft, up 9.6 per cent on its trend chart (₹10,950 in March 2025 to ₹12,000 in December 2025), rent ₹30 per sq ft and yield 3.05 per cent.
  • Square Yards project listings: ₹6,650-15,059 per sq ft, with prices from ₹25.09 lakh to ₹3.18 crore for the older stock.

Projects

  • DLF New Town Heights I: ready, about ₹1.74-3.18 crore (Square Yards).
  • DLF Regal Gardens: ready, about ₹1.76-2.71 crore.
  • Shree Vardhman Flora and Green Court: ready, from about ₹25 lakh to ₹46 lakh for compact units, with Flora at about ₹86.70 lakh onward in a separate listing, so check which configuration is quoted.
  • MRG Ultimus: ready, about ₹83.04 lakh onward.
  • SS Camasa by SS Group: 4 BHK, under construction. Property Point lists it from ₹3.42 crore with possession September 2031 (Ss Camasa Sector 90 New Gurgaon); Square Yards shows ₹3.81 crore onward with a September 2031 date. The two prices are a launch-time versus current-listing difference to resolve with the developer's price sheet.

Schools, hospitals and daily needs

Square Yards names a Government High School (0.59 km), Heritage Pride Modern School (1.55 km) and Genesis Hospital (2.02 km). RealtyHunting says schools, hospitals and markets are close by without naming them. The larger hospitals and branded schools are therefore likely a drive away, so check specific distances for your children's school.

Rents and yield

Square Yards' ₹30 per sq ft and 3.05 per cent yield sit above most neighbouring sectors, probably helped by Delhi-border tenants who value the Dwarka Metro access, though that is our inference. RealtyHunting's belt-level yield range for New Gurgaon is 3.8-4.5 per cent gross, with 2 BHK rents of ₹14,000-22,000 a month. Gross yield ignores maintenance, vacancy and tax, so the net figure will be lower.

What works in its favour

  • A working metro station within 1-2 km, per Square Yards.
  • Ready DLF communities for buyers who prefer a visible track record.
  • Roughly 7 per cent below the New Gurgaon average on RealtyHunting's data.

Risks and trade-offs

  • Possession risk on SS Camasa: September 2031 is a long wait; check HRERA progress filings.
  • Conflicting trend signals between the portals (RealtyHunting 'up about 5 per cent since earlier tracking', Square Yards up 9.6 per cent on its chart), both based on December 2025 data in part.
  • Road congestion on the Manesar-expressway links, which the authority itself is trying to fix.
  • The commute to Cyber City can reach 75 minutes, according to RealtyHunting.

Who it suits

  • Delhi-side workers (Dwarka, Aerocity) who would like to walk or auto to the Blue Line.
  • End-users who want a ready mid-priced DLF flat rather than a launch.
  • Not for buyers who need Cyber City commutes under 45 minutes.

Our view

Sector 90 is among the better-balanced sectors of this batch: a real metro link, ready stock with a developer record, and prices around the belt average. The main open question is the road network at peak hours. Before buying, walk the route to the Dwarka station and drive it to your office at rush hour.
