Sector 93 is among the most active sectors in New Gurgaon by listings, with Square Yards counting 23 new projects and 356 properties for sale. It has one of the better-known senior-living products on the belt, Ashiana Amarah, alongside Signature Global's planned and affordable-policy stock and DLF's ready Garden City Enclave.
The question for a buyer is which of those worlds you are entering, because each carries different delivery, density and resale profiles.
Location and connectivity
Square Yards' project pages place Sector 93 near the Dwarka Expressway with access to NH-48 and the sector's business hubs, schools and entertainment centres, without distances. RealtyHunting says metro and rapid-metro stops are a short drive away but gives no distances, and its locality score for Sector 93 is 8.3 out of 10 overall, a rating we treat as indicative. Its drive-time lines for several sectors repeat identical wording, so we do not quote them here. The expressway's planned metro spur at Sector 101 is tentatively targeted for operations in 2028 (Square Yards, 9 September 2026).
Prices: two portals, one gap
The difference between ₹10,650 and ₹11,350 is explained partly by timing and partly by what each portal counts. Use ₹10,500-11,500 as a working band for apartments and ask for each project's carpet-area rate.
- RealtyHunting (1 October 2026): sector average about ₹10,650 per sq ft with a range of ₹8,800-13,600; multistorey apartments in a tighter ₹10,500-11,000 band; four same-day readings between ₹10,150 and ₹10,650. Growth about 4.9 per cent for the year to September 2026 (Sector 83 about 1.8 per cent, Sector 85 about 17.2 per cent for comparison). Quoted unit prices: 2 BHK about ₹90.45 lakh and 3 BHK about ₹1.21 crore.
- Square Yards overview: average ₹11,350 per sq ft, up 11.79 per cent on a quarterly basis, rent ₹27 per sq ft, yield 2.85 per cent; ranks 204th of 509 localities.
- Square Yards project listings: ₹6,162-14,350 per sq ft and ₹19.22 lakh to ₹3.86 crore.
Projects
The Property Point catalogue has no Sector 93 listing at present.
- Ashiana Amarah: senior-focused 3-4 BHK, about ₹2.5-3.86 crore on the two portals, under construction with an October 2027 date on Square Yards. Priced above the sector average because of the senior-living positioning.
- Signature Global City 93: under construction, about ₹1.32-2.23 crore, with a November 2027 date on Square Yards.
- Signature Global Orchard Avenue: about ₹39.99-85.50 lakh; Square Yards shows it as under construction on the overview and as ready on the projects page, so verify status.
- DLF Garden City Enclave: ready, about ₹2.22 crore onward.
- ROF Atulyas: affordable-policy, about ₹19.22-26.30 lakh, ready. ROF Insignia Park: about ₹1.55 crore onward, under construction.
- MRG World's The Balcony is named by RealtyHunting near the middle of the sector's range.
Schools and hospitals
Square Yards names Lotus Rise World School (1.2 km), Royal Institute of Science (1.5 km) and Royal Public Senior Secondary School (1.5 km). It does not list a hospital for this sector, and RealtyHunting speaks only generally of schools, parks and security, so we cannot name a nearby hospital. Plan for hospitals in the neighbouring sectors or along NH-48.
Rents and yield
RealtyHunting shows monthly rents of ₹15,100-35,800 and a gross yield of about 2-2.5 per cent; Square Yards shows ₹27 per sq ft and 2.85 per cent. The two are broadly consistent: a modest yield that depends heavily on tenant type. Smaller flats near the affordable stock will let more easily than premium units.
What works in its favour
- Active launch pipeline with recognisable developers (Ashiana, Signature Global, DLF).
- A senior-living option, which is uncommon in the belt.
- Price level of roughly ₹10,500-11,500 per sq ft, near the New Gurgaon average of about ₹11,992 for December 2025 cited by RealtyHunting.
Risks and trade-offs
- Supply density: 23 new projects and 356 listings means plenty of choice and plenty of competition for your resale later.
- Affordable-policy units alongside premium ones: Realty Today (30 August 2025) documents resident complaints about missing access roads and water in affordable projects elsewhere on the corridor; inspect access in Orchard Avenue or Atulyas before buying.
- Delivery lag on under-construction stock (late 2027 dates, which could shift).
- No hospital named in the sector's own data.
Who it suits
- Buyers seeking a ₹1.2-2.5 crore apartment in an actively developing sector.
- Families considering a senior-living home for parents, who should visit Ashiana's other communities to judge operations.
- Not for buyers who need rental yield above 3 per cent or a nearby metro station today.
Our view
Sector 93 is a mid-market sector with real choice. The price evidence points to modest, steady growth rather than a sharp run, which is a reasonable foundation for an end-user purchase. Keep your focus on a specific project's approvals, construction progress and access road.
