Sector 99A is the sector next to 99 that frequently gets marketed as 'the next big bet' on the Dwarka Expressway. The marketing is stronger than the data. Four sources give four different price levels, from about ₹10,000 per sq ft to ₹18,270, and the right one depends on whether you mean a ready flat, a plot or a launch.
Here is what each source says and how we would use them.
Location and connectivity
Square Yards' project pages say the expressway is about 1 km from the sector and Pataudi Road 3-4.5 km away, which is the closest expressway proximity of any sector in this batch. RealtynMore (20 November 2025) adds that the sector links to NH-48 and Pataudi Road, with the Basai Dhankot railway station nearby, a signal-free link to Delhi and a drive of about 20-25 minutes to IGI Airport on a clear run. These are trade-press claims quoting developers and brokers, so treat the airport time as best-case.
No Gurugram metro station is open on the expressway. Square Yards' 9 September 2026 explainer puts the planned Sector 101 spur at 1.85 km with trial runs around 2027 and operations tentatively 2028. We found no sourced distance from 99A to that station.
Prices: four sources, four answers
Our working range for ready apartments is therefore about ₹10,000-11,200 per sq ft, with plots far higher because land is valued differently. Anything quoted above ₹14,000 should be backed by a specific project's price sheet.
- Square Yards overview (14 August 2026): ₹11,150 per sq ft for apartments, up 9.46 per cent year on year, rent ₹30 per sq ft (up 30.43 per cent), yield 3.23 per cent.
- Square Yards project listings: ₹6,000-14,250 per sq ft.
- RealtynMore (20 November 2025): apartments ₹10,000-11,200 and plots ₹16,000-18,900 per sq ft; about 14 per cent appreciation in one year and more than 120 per cent in five; 2 BHK rent about ₹15,000, 3-4 BHK ₹35,000-44,000, and yields of 3-4 per cent.
- A Sobha blog (undated) quotes ₹18,270 per sq ft and a ₹4 crore 3 BHK for the sector. That is far above every other source and appears to reflect premium launches, so we do not use it as an average.
Projects
There are no Property Point catalogue listings in 99A at present.
- Conscient Habitat Prime: ready, 2 and 3 BHK, about ₹54.39-64.10 lakh (Square Yards).
- ATS Tangerine: ready, 3 and 4 BHK, about ₹93 lakh-₹1.86 crore.
- Pareena Coban Residences: ready, about ₹1.92-3.19 crore.
- Adani Tatva Estates: ready, about ₹2.66 crore onward.
- Yashika Green Square: under construction, about ₹69.88 lakh for a 3 BHK.
Schools, hospitals and daily needs
Square Yards lists Suncity School (1.8 km), MDS Public School (2.7 km), St Paul's School (2.9 km), The Signature Hospital (2.0 km) and Ocus Medley Shopping Mall (2.0 km). A Sobha blog names DPS and Excellere World School and Vibrant Hospital as nearby, without distances; those are unverified, so confirm them with the school or hospital directly.
Rents and yield
Square Yards shows a 3.23 per cent yield and a 30 per cent jump in rents over a year; RealtynMore quotes 3-4 per cent. These are among the better rental figures in this batch, but percentages from a thin rental sample can overstate the trend. Ask a landlord for a signed lease and recent rent receipts rather than a headline.
What works in its favour
- Closest expressway proximity of the sectors in this batch, at about 1 km per Square Yards.
- A set of ready, branded projects that you can inspect.
- Relatively strong rent and yield figures on two sources.
Risks and trade-offs
- Plots under affordable plotted-colony schemes: Realty Today (30 August 2025) reports resident disputes over missing 24-metre roads and water in affordable projects elsewhere on the corridor. If you consider a plot or floor in a licensed colony, verify the licence, the road width and the utilities in person.
- Price gaps between sources are wide enough that you could overpay by 30-80 per cent by relying on a promotional blog.
- Past growth (14 per cent in a year, 120 per cent in five per RealtynMore) is not a forecast; Square Yards shows 9.46 per cent.
- Metro and water-plant timelines are tentative.
Who it suits
- Buyers seeking a ready branded apartment between ₹55 lakh and ₹3 crore close to the expressway.
- Investors looking at rentable 2-3 BHK units, after verifying actual leases.
- Not for buyers who need to be sure of a short metro commute in the next three years.
Our view
Sector 99A is a practical sector for ready homes near the expressway, not a guaranteed upside play. Rely on Square Yards' and RealtynMore's ₹10,000-11,200 range for apartments, treat higher numbers as launch pricing, and choose a project with a clean occupancy certificate and an active resident association.
