Sector 88 is the plain-numbered sibling of the better-known 88A. It sits in the same Delhi-border end of New Gurgaon, but its listings tell a different story: Square Yards' market data shows builder floors account for almost all of the sale supply, and many of the named projects on the portal are commercial or mixed-use. A buyer who simply looks up an average price per sq ft is therefore mixing several different asset types.

This guide separates what is reliably known (location, price bands, nearby schools and hospital) from what is not (a clean residential project list and a single sector average).

Location and the nearest metro

Square Yards' project pages describe Sector 88 as on the Dwarka Expressway, with Pataudi Road access and proximity to NH-8 and Delhi. The strongest verified fact is the metro: Square Yards' 9 September 2026 explainer puts Yashobhoomi Dwarka Sector 25, on the Delhi Metro Blue Line, 1-2 km from Sectors 88 and 90, a walk of about 12-20 minutes, with Dwarka Sector 21 (Blue Line and Airport Express) 3-4 km away for the northern sectors. That reachability to a working station is rare on this corridor.

Square Yards' sector overview (updated 18 August 2026) also carries a headline that the Delhi-Gurgaon Expressway faces about two months of traffic disruption while a stormwater drainage network is built. The page does not specify the stretch, so we cannot say how it affects Sector 88, but it is a reminder that the approach roads can be disrupted. The same page reports Dwarka Expressway corridor capital values up 6 per cent and rents up 22 per cent year on year in H1 2026.

Prices: what the portals show

  • RealtyHunting (1 October 2026): Sector 88 at about ₹11,600 per sq ft (range ₹10,750-13,100), against ₹13,100 for 88A and ₹12,600 for 88B; the page puts it third among New Gurgaon sectors and about 3 per cent below the belt average of ₹11,992 (December 2025). It quotes 2 BHK at ₹1.48-1.75 crore and 3 BHK at ₹1.68-2.76 crore, in 1,100-2,000 sq ft homes.
  • Square Yards project listings: ₹49.88 lakh to ₹9.12 crore and ₹5,590-23,000 per sq ft. That spread is far too wide to call an average, and it reflects the commercial and plot listings mixed in.
  • Square Yards overview: no average sale price stated; rents ₹15,000-65,000 a month; yield 3.9 per cent (which is a figure the portal repeats for several sectors, so we treat it as low-confidence).

Projects: check the property type

Square Yards lists, among others, Signature Global Proxima (ready, about ₹64.13 lakh onward), AMB Selfie Walk (about ₹61.25 lakh-₹1.23 crore, under construction), AIPL Joy District (about ₹1.47-2.94 crore, under construction), Silverglades Merchant Plaza, Bestech Central Boulevard (about ₹5.40-7.83 crore) and a project simply titled City of Dreams. Several of these are commercial or mixed-use by name or format, so do not assume a residential apartment without reading the RERA registration.

Square Yards' demand and supply split for the sector is telling: builder floors take 73 per cent of sale demand and 98 per cent of supply, while apartments are 26 per cent of demand and about 1 per cent of supply. If you want a classic gated apartment, Sector 88 offers little; if you want an independent floor, it offers a lot. There are no Property Point catalogue projects in Sector 88 today.

Schools, hospitals and amenities

Square Yards names St Paul's School (0.8 km), Lotus Rise World School (2.1 km) and Genesis Hospital (2.0 km) as nearby, plus HDFC Bank at 2.2 km. The sector's quality-of-life score on the same page is 3.4 out of 5, ranking it 468th of 509 Gurgaon localities, which signals an unfinished neighbourhood more than a poor one. RealtyHunting's amenity list, which names a clubhouse, pool and gym, refers to society projects rather than the sector as a whole.

Rents

Square Yards shows sector rents between ₹15,000 and ₹65,000 and only six rental listings against 126 for sale, a thin sample. RealtyHunting calls yields modest but steady without giving a percentage. We cannot offer a reliable rental yield for Sector 88; ask any seller for the actual tenancy agreement and TDS records.

What works in its favour

  • Reachable to a working Delhi Metro station, 1-2 km per Square Yards.
  • Price below 88A and 88B according to RealtyHunting.
  • A deep builder-floor market if you want an independent home with a roof or terrace.

Risks and trade-offs

  • Unclear data: mixed commercial and residential listings make the sector average unreliable.
  • Builder-floor ownership means no shared amenities, and quality varies by builder; check sanction plans and structural stability.
  • Social infrastructure remains modest, reflected in the 3.4 out of 5 quality-of-life score.
  • Road disruption: expect construction traffic on the approaches while drainage and flyover works continue.
  • Thin rental data, so do not underwrite an investment on yield.

Who it suits

  • Buyers who want an independent builder floor and a Dwarka Metro commute rather than a high-rise society.
  • Investors comfortable with sourcing and verifying individual resale units.
  • Not for buyers who need a ready gated community with extensive amenities.

Our view

Sector 88 offers an attractive location-to-price trade for a specific buyer: someone who values the Dwarka metro access and independent-floor living. Confirm the property type, the RERA or licence status and the sanctioned floors, and compare with 88A next door, where Square Yards and RealtyHunting show a premium of about ₹1,500 per sq ft.
