Sarjapur is a town as well as a road. The Sarjapur Road corridor begins at the Outer Ring Road and runs out through Harlur, Kasavanahalli, Kodathi and Rayasandra to Sarjapur itself, where Property Point's own listings place several large developments. This guide is about Sarjapur town and its immediate surroundings, rather than the full corridor, which has been covered elsewhere on our site.
The story here is a straightforward one: a long run-up in prices, a heavy launch pipeline, solid schools, and a metro that is real on paper but a long way off.
Prices and the supply picture
PropNewz (24 May 2026), citing Anarock, says Sarjapur Road's average flat price rose from about ₹6,050 per sq ft at the end of 2021 to roughly ₹10,800 by Q2 2025, a 79% rise, and was flat to down 1-3% in Q1 2026 versus Q4 2025. The same piece reports Q1 2026 launches on the corridor at 22% of East Bengaluru supply, up 35% year-on-year, with unit sales flat and unsold inventory up. PropNewz also reports gross rental yields of about 4.8-5.2% for the corridor. These are secondary summaries; confirm with the original Anarock and Cushman & Wakefield reports before relying on them.
At project level, HomeBazaar's Sarjapur page (June 2026) lists Prestige Garden Breeze 4 BHK at ₹2.99-₹3.45 crore, Abhee New Dimension 2 BHK at about ₹1.17 crore and 3 BHK at ₹1.53-₹1.74 crore, and Lodha Elanza 3 BHK at ₹2.05-₹2.5 crore. All are indicative asking prices.
Metro: Phase 3A is the real thing, but 2033
Sarjapur is the southern end of Namma Metro Phase 3A, the Hebbal-Sarjapur Red Line. Asianet Newsable (15 July 2026) reports the 37.8 km corridor is now expected to open in April 2033, two years later than planned, with cost trimmed from ₹28,405 crore to ₹25,999 crore and final Union government approval anticipated around October 2026. Iblur on the ORR is planned as an interchange with the Blue Line.
In other words, for the next several years, Sarjapur is a car-and-bus town. HomeBazaar lists Kadugodi as the operational metro station nearest to the Sarjapur-Whitefield side and Varthur as an upcoming one; both are a long drive.

HomeBazaar lists Indus International School, Greenwood High International School, Harvest International School and One World International School, with Manipal Hospitals, Sakra World Hospital and Motherhood Hospitals for healthcare, and the Wipro SEZ and RGA Tech Park as employment hubs. Spirit Centro Mall and Phoenix Market City appear as retail options. Most are a 20-40 minute drive depending on the hour.
Pros
- Large format projects and strong school options.
- More space per rupee than the ORR belt.
- Phase 3A metro and ring-road logic over the long term.
- Plenty of choice, which helps negotiating leverage.
Cons and risks
- Supply: heavy launches and rising unsold inventory per PropNewz; the easy price run-up is over.
- Commute: Sarjapur Road traffic at peak hours is a consistent complaint; the metro is 2033 at the earliest.
- Water: the OpenCity 2025 survey found significant gaps remain in the Sarjapur Road corridors; tanker dependence is common.
- Flood exposure: PropNewz flags flooding vulnerability in Bellandur and its extensions, and Citizen Matters' September 2022 report on drain clearance centred on Mahadevapura zone, so check drain and lake proximity for any project near the ORR end.
- Legal: plots and village-origin land need title, conversion, DTCP or BMRDA approval and khata verification; B-khata regularisation covers registrations on or before 30 September 2024 only (The Realty Today, July 2025).
Due diligence checklist for Sarjapur
- Confirm which local body the survey number falls under and the khata type.
- For plots: layout approval, conversion order, link documents and encumbrance certificate for at least 30 years.
- For apartments: RERA registration, commencement certificate, latest quarterly update and the developer's delivery history on earlier phases.
- Ask for the water source (Cauvery connection, borewell, tanker) and the STP capacity per flat.
- Test the commute to your actual workplace at 8.30 am and 6.30 pm before you decide.
Comparing Sarjapur options
- List three projects with similar possession dates and compare carpet price per sq ft, not the headline rate.
- Check each project's distance to the school you plan to use and to your workplace, using a weekday drive test.
- Ask each developer what share of the project is sold and whether the amenities are built before possession.
- If the unsold-inventory data reported by PropNewz is accurate, you have leverage: negotiate on parking, floor rise and payment plan.
Who it suits, and our verdict
Sarjapur suits families who value school access and space, work on the Sarjapur-Whitefield side or hybrid, and have a car-first lifestyle. It suits plot buyers only if they can verify approvals. It is a poor fit for buyers who want a short commute or a quick resale gain.
Our view: a mature, well-supplied market in which being a patient, selective buyer pays off. Compare at least three projects at similar possession dates, negotiate on payment plan and parking, and treat the 2033 metro as an upside rather than a plan.
