Kalyan Nagar is among the older, more settled residential areas in Bengaluru's north-east. PIN 560043, it is bounded by Hennur-Bagalur Road, HRBR Layout, Kammanahalli and Banaswadi, with the Outer Ring Road and the NH 44 corridor close by (per Aurum PropTech's locality profile).
That mix explains both its appeal and its limits. You get established roads, schools and clinics, a bus depot and a wide choice of ready flats. You do not get a metro station yet, and the published price data for the area is unusually inconsistent.
The metro: a station on its way
The Kalyan Nagar station is on the Blue Line's Phase 2B, between HRBR Layout and HBR Layout. Wikipedia's station page describes an elevated structure with two tracks and side platforms, on 2nd A Cross Road in HRBR Layout 2nd Block, beside the Kalyan Nagar BMTC bus depot. The construction contract was awarded to Nagarjuna Construction Company in September 2021, and the page shows the station as under construction with an expected opening of December 2027.
Wikipedia's Blue Line article, however, shows Phase 2B as December 2028, and an earlier statement by a state minister in June 2023 had pointed to around December 2026. Press reports in September 2025 pointed to KR Puram to Hebbal opening by December 2027. When a project has produced four different dates, the sensible planning assumption is the latest credible one.
Aurum PropTech's locality page makes a point worth keeping in mind: today, metro stations are far from most of Kalyan Nagar, which pushes residents onto buses. Once the Blue Line operates, the walkable catchment of the new station will matter more than the Kalyan Nagar address on paper.
Prices and rents, with conflicting sources
Square Yards (June 2026) shows an average asking price of about ₹7,900 per sq ft for apartments, down about 4.6% on the quarter, after peaking near ₹9,700 in December 2025 and sitting near ₹6,900 in September 2025. Ready-to-move stock is shown at about ₹6,250 and under-construction at about ₹6,050. Government registration value is about ₹3,650 per sq ft.
Aurum PropTech, by contrast, lists an average rate of ₹3,573 per sq ft and a range of ₹1,800 to ₹7,088, and puts the 2 BHK average at about ₹1.05 crore. These do not reconcile with Square Yards, probably because they cover a different mix of properties and a different period (the page gives no dates). We have not used the ₹3,573 figure for any comparison. It is the kind of number that shows why one portal's average is a weak basis for a decision.
On rents, Square Yards quotes about ₹37,200 for a 2 BHK and ₹53,700 for a 3 BHK, a rental rate of ₹37 per sq ft and a gross yield of 5.62%. That is above the figure it shows for most nearby localities, but based on a small number of listings. Villas are shown at about ₹13,000 per sq ft, which shows the neighbourhood also has a premium independent-house segment.
Schools, hospitals and employment
Aurum PropTech lists The Princeton School, Royale Concorde International School and St Charles High School, and North Bangalore Hospital within the locality. Housing.com's HRBR Layout material, which covers the adjoining blocks, names Motherhood Hospital, Cloudnine and Ovum Hospitals within roughly a kilometre of the HRBR side, and Sinclairs High School and St Vincent Pallotti School nearby. Manyata Embassy Business Park and Bagmane Tech Park are the main employment hubs mentioned for the area.
Local developers named on the Aurum page include NCN Developers, SLV Projects, Gina Developers and Sri Saila Constructions. These are mostly mid-sized and local builders, so check each one's RERA registration and track record yourself. Square Yards' rental table also mentions Asharath Mansion and Scion Greenmist among rented buildings.
Risks and what to check
- Traffic: the roads that serve Kalyan Nagar converge on the Outer Ring Road and Hennur Road at peak hours. Residents typically avoid the busiest stretches when they can, according to Housing.com's neighbourhood material for HRBR Layout.
- Older buildings: much of the stock is older than ten years. Ask for the building's structural audit status, the pending maintenance dues and the e-khata.
- Metro uncertainty: price a flat as though there were no station until 2028, then treat any earlier opening as an upside.
- Narrow internal roads: several lanes are narrow; test whether a car can pass another at your building's entrance.
- Data gaps: with two portals disagreeing by more than 100%, rely on registered sale deeds and the guidance value, not a headline average.
Who it suits
Families who want an established school-and-clinic neighbourhood and are happy to buy a resale flat, and renters or investors targeting Manyata-bound tenants who would otherwise pay far more in Hennur or Thanisandra. It is a weaker fit for buyers who want a new gated community with a large clubhouse, who will find more of that further north on Hennur Road and Thanisandra Main Road.
Our verdict
Kalyan Nagar offers solid day-to-day infrastructure at moderate prices, with a metro station that is real but late. Its main risk is not any single flaw but the unreliability of published numbers and the age of the stock. Compare at least five recent comparable sales in the exact lane you are considering, and treat the 5.6% yield as an upper-end indication.
