RT Nagar (pincode 560032) is a settled North Bengaluru neighbourhood laid out by the Bangalore Development Authority in the 1970s. It is short on new construction and long on established services, which makes it a resale and independent-house market rather than a launch market. The data on it is also unusually contradictory, so this guide spends time on how to read the numbers.
What the sources say, and where they clash
OneCity Property's guide (published 20 August 2026, updated 4 September 2026) reports that its sources give conflicting price levels: one shows flats at about ₹8,200 per sq ft within a ₹5,600-14,150 range, another at about ₹19,000. It cites land rates of ₹14,050-25,000 per sq ft (average ₹19,500), 2 BHK flats at ₹60-110 lakh and 3 BHK flats at ₹95 lakh to ₹3.57 crore. One-year appreciation is shown as +21.5% by one source and -9.5% by another, and the long-term flat figures are 36.7% (three years), 31.2% (five years) and 29.1% (ten years).
We would not average these. A -9.5% and a +21.5% year cannot both describe the same basket of properties; they probably reflect different sample sizes in a thinly traded area. For a real valuation, compare your seller's ask with registered deeds in the same block and with recent sales on the same street. For a city anchor, ANAROCK's Q2 2026 note shows Bengaluru's average quoted base price at ₹9,450 per sq ft.
Rents and yields
OneCity puts rental yield at about 2%, among the lowest in North Bengaluru. That is typical of an older, land-heavy market where the value sits in the plot rather than the building. RT Nagar suits owner-occupiers more than investors.
Location and connectivity
OneCity gives Manyata Tech Park at about 7 km, Yeshwanthpur Railway Station about 7 km, Bangalore Cantonment Station about 9 km and the airport about 28 km. It states that no metro station serves RT Nagar directly. The Blue Line's planned Hebbal and Kempapura stations (Wikipedia's station list) will be the nearest new options, but check actual distances for your street, and note Business Today's 6 August 2026 report that the whole line is 72% complete with an end-2027 target.
Bellary Road congestion is the area's weak point; OneCity lists it among the cons. Hebbal's flyover works help at the margin: The Week reported on 18 August 2025 that a 700-metre, ₹80 crore loop from the Outer Ring Road to Bellary Road opened and was projected to cut traffic congestion by 30%, though that is a projection rather than a measured outcome.
Schools, hospitals and green space
OneCity lists Presidency School, Florence School, St Michael's High School, RT Nagar Public School and Kabir Pre University College. For healthcare it names Columbia Asia Hospital (Hebbal), Manipal Hospital, Aster CMI Hospital, Bangalore Baptist Hospital, Vikram Hospital, Chaitanya Hospital and Manohar Hospital within a 4-6 km radius. It highlights walkable parks including Citizens Park, BBMP Park, RT Nagar Park and Subhash Chandra Bose Park, with Bangalore Palace nearby.
Projects
OneCity names HM Tropical Tree, reportedly with 45.9% year-on-year appreciation. We could not verify that figure independently and there are no RT Nagar projects in the Property Point catalogue at the time of writing, so treat it as an unverified broker claim. Pros
- Established 50-year-plus residential character with strong school and hospital clusters.
- Cleaner documentation history, generally, because it is a BDA-planned layout. Still verify each property.
- Parks and a walkable layout, with the city centre and the Hebbal belt both within reach.
Cons and risks
- No metro station of its own, and Bellary Road congestion.
- Waterlogging in parts of the layout after heavy rain, per OneCity; ask residents and check the street in the monsoon.
- Price data conflicts sharply, which makes overpaying easy.
- Low rental yield, about 2% in OneCity's guide.
- Ageing buildings; budget for structural checks and, where relevant, redevelopment rules. Height rules near the aerodrome and Air Force Station apply to parts of North Bengaluru, and the state has asked for a review (Realty Today, 23 March 2026) but nothing has changed yet.
Resale checklist

- Match the sale deed, BDA allotment papers and tax receipts; request an encumbrance certificate.
- For apartments, request the association's accounts and the occupancy certificate.
- Visit after heavy rain, if possible, to see drainage on the street.
Who RT Nagar suits
Owner-occupier families who want an established address, parks and schools, and are comfortable with older housing. It does not suit yield-seekers or those looking for a modern amenity-rich community.
Our view
RT Nagar is dependable but unexciting, and the contradictory price data is a reason for caution, not a reason to skip it. Buy on registered comparables, inspect the building and the street, and treat it as a place to live.
