The price information in public sources is inconsistent, so this review spells out the conflicts.

For context, Anarock's Q2 2026 Bengaluru report shows 21,700 launches (down 11% quarter-on-quarter), 15,300 units sold (down 7%) and 79,200 units of available inventory (up 9%), with a citywide average quoted base price of about ₹9,450 per sq ft. A market with rising unsold stock gives buyers some room to negotiate and to ask hard questions on timelines.

Public sources disagree sharply. Our catalogue starts at ₹95 lakh. A propnewz summary of Sattva City quotes ₹1.63 to ₹1.82 crore-plus for larger units at about ₹13,000 to ₹14,000 per sq ft, and a Housiey listing quotes ₹1.88 crore for a 1,013 sq ft 2 BHK (about ₹18,600 per sq ft, our arithmetic) up to ₹4.31 crore for 2,233 sq ft 4 BHK, all-inclusive.

We found no recent Anarock average for the airport corridor in the Q2 2026 report. An older Anarock Devanahalli micro-market report (July 2024) recorded about ₹6,778 per sq ft, which is stale.
