Updated 20 October 2026. We opened the TNRERA register and the developer's PTR page that day and built the fact sheet below from them. Most pages that rank for this project are listing portals; they mix in possession dates that differ from the registration and leave out the tower-wise unit split, the promoter companies and the approval dates. This page sets out what is official, what is only reported, and what to ask before you pay anything.

TVS Emerald Avalon launch fact sheet

Each line says whether it comes from an official record (the TNRERA register or the developer's own page) or is only reported by a third party.

  • Developer — TVS Emerald. The registered promoters are Emerald Haven Life Spaces 3 Pvt Ltd and Emerald Haven Life Spaces 2 Pvt Ltd, Ispahani Center, Nungambakkam (Official: TNRERA register, checked 20 Oct 2026).
  • Location — Zamin Pallavaram Village, Pallavaram Taluk, Chengalpattu District, on survey lands in Blocks 19 and 21 (Official: TNRERA register). The developer describes it as '200 FT Radial Road, Chennai', 6 km from Chennai Airport (Official: TVS Emerald PTR page, 20 Oct 2026).
  • Homes — 1,035 in 10 towers: Towers A, B, F, G and H with 119 homes each, and Towers C, D, E, J and K with 88 homes each; every tower is ground + 14 floors + a part 15th floor, over an extended combined double basement (Official: TNRERA register).
  • Sizes — The developer says '2 & 3 Bed Premium Apartments' (Official: TVS Emerald PTR page). A listing portal shows 2 BHK at about 675–871 sq ft carpet, 3 BHK at about 1,078–1,190 sq ft carpet and 4 BHK duplexes; the duplexes do not appear in the developer's own material (Reported: Housiey listing, updated 24 Sep 2026).

  • Launch date — Registered 22 September 2026; the developer's page still reads 'Coming Soon … Unlock Exclusive Access Before Launch' on 20 October 2026, so no formal launch date has been announced by the developer (Official: TVS Emerald PTR page).
  • Approvals — CMDA planning permission OL-PP/HRB/0033/2026 dated 7 July 2026; Tambaram City Municipal Corporation building permission dated 29 July 2026 (Official: TNRERA register).
  • Clubhouse — Ground + 2 floors + part 3rd floor, with a swimming pool at ground level (Official: TNRERA register).

Is TVS Emerald Avalon RERA approved?

Yes. TNRERA lists TVS Emerald Avalon under registration number TNRERA/35/BLG/0343/2026, dated 22 September 2026, with Emerald Haven Life Spaces 3 and Emerald Haven Life Spaces 2 as promoters (TNRERA register, checked 20 October 2026). The developer's PTR page carries the same number and states that 'booking is subject to TN-RERA guidelines' (TVS Emerald, 20 October 2026).

Two practical points follow. First, your agreement for sale should name one of the registered promoter companies, not only the TVS Emerald brand. Second, the registration covers the 10 towers and the clubhouse described above; if a sales sheet shows a tower or a home type that is not in that description, ask which registration covers it. What is the price of TVS Emerald Avalon?

As of 20 October 2026 TVS Emerald has not published a price for Avalon. Its project page asks for a name and phone number and offers access 'before launch', with no price list (TVS Emerald PTR page). Figures you may see on listing portals are not developer-published, so we do not repeat them here.

Ask the developer's own sales team for a dated, signed price sheet. Check that it shows the carpet area of each home (that is what TNRERA rules use), the base rate, car-park and clubhouse charges, maintenance deposit and GST, and whether stamp duty and registration are extra. Any figure labelled 'all inclusive' should still be checked line by line.

When is possession, and why do sites show different dates?

The only official date is the registered completion date: 30 January 2033 (TNRERA register, checked 20 October 2026). That is the date the promoters have filed with the regulator, and it is the one to compare against the possession clause in your agreement.

Some listing portals publish earlier 'target' dates. Those are not on the registration, so treat them as marketing targets until the developer confirms them in writing. A listing portal also reports construction at an early stage and no occupancy certificate yet, which is expected for a project registered in September 2026 (Housiey listing, 24 September 2026).

How many towers and flats are in TVS Emerald Avalon?

Ten towers and 1,035 homes, according to the registration (TNRERA register). The split is uneven, which matters when you choose a tower:

  • Towers A, B, F, G, H — 119 homes each, 595 in all.
  • Towers C, D, E, J, K — 88 homes each, 440 in all.
  • All towers — ground + 14 floors + a part 15th floor.
  • Shared — extended combined double basement for parking, and a clubhouse of ground + 2 floors + part 3rd floor with a ground-level pool.

Where exactly is it, and what is nearby?

The registered site is in Zamin Pallavaram Village, Pallavaram Taluk (TNRERA register). The developer places it on the 200-ft Radial Road, about 6 km from Chennai Airport (TVS Emerald PTR page). PTR links GST Road at Pallavaram with Rajiv Gandhi Salai (OMR) at Thoraipakkam, so the project sits between the airport and GST Road belt on one side and the OMR IT corridor on the other.

A listing portal gives distances of about 900 m to International Tech Park, 1.4 km to Vels University and about 2 km to an upcoming metro station (Housiey listing, 24 September 2026). Check these on a map yourself at peak hours before you rely on them.

Who is behind it, and how is it funded?

TVS Emerald develops homes in Chennai and Bengaluru. In May 2026, a report on IFC's ₹425 crore equity investment in TVS Emerald said ₹136 crore of it was for the Pallavaram–Thoraipakkam Radial Road project, which it put at an estimated top-line potential of ₹2,800 crore (Realty Promoo, 17 May 2026). That report is an aggregator's summary of the deal, so treat the project-level split as reported.

Is Pallavaram–Thoraipakkam Radial Road a good place to buy?

We do not forecast prices or returns. What we can say is factual: the road joins two job and transport corridors, the airport is close, and several large projects are now registered along it. The trade-offs are the usual ones for a high-density project: a long build period (the registered date is January 2033), traffic at the GST Road and OMR ends at peak hours, and the need to check flood history for the specific survey numbers. Before you pay a token: six checks

  • Match the RERA number TNRERA/35/BLG/0343/2026 and the promoter name on the receipt and the agreement.
  • Ask for the official price sheet in writing, with carpet area per home.
  • Use 30 January 2033 as the possession benchmark, and read the delay-compensation clause.
  • Confirm which tower your home is in (88-home or 119-home tower) and its floor.
  • Ask whether 4 BHK duplexes are part of this registration; the developer's page mentions only 2 and 3 bed homes.
  • Pay only into the project's designated RERA bank account and keep every receipt.
