Updated 20 October 2026. We opened Sobha's project page and blog, the Karnataka RERA registered-projects list, Sobha's Q2 FY27 earnings-call transcript and this year's Blue Line reporting. Pages that rank today give one RERA number at most and no phase-by-phase dates. This fact file lists all five registrations with their wings and completion dates. It also answers the 'resale' and 'rent' searches plainly.

Sobha registered Neopolis as five separate phases. Each appears on the Karnataka RERA list under SOBHA LIMITED (opened 20 October 2026), and each has its own completion date on Sobha's page (modified 26 August 2026):

Is Sobha Neopolis ready to move, for resale or for rent?

Not yet. On the registered dates above, the earliest phase completes on 31 December 2028, so no Neopolis home has been handed over as of 20 October 2026. 'Resale' or 'rent' listings for a finished flat cannot exist yet. What can be traded is an under-construction booking, which needs the developer's consent and a transfer under the agreement. Ask Sobha about its transfer policy before you consider one.

Price and floor plans

Sobha's project page shows 'starting from INR 2.3 Crore*' (modified 26 August 2026, seen 20 October 2026). That is the only developer price; portal figures vary widely and we do not repeat them. On its Q2 FY27 earnings call, Sobha reported a company-wide H1 average realisation of ₹15,604 per sq ft. That is a company figure, not a Neopolis rate (Investing.com transcript, 19 October 2026).

Sobha's blog gives 3 BHK homes at 1,611–2,178 sq ft (Sobha blog, modified 17 October 2026). One listing labels Sobha's figures as built-up and reports these carpet areas (Housiey, updated 11 August 2026):

  • 1 BHK · about 660 sq ft built-up · 435 sq ft carpet (reported)
  • 3 BHK · 1,611–1,915 sq ft built-up · 1,131–1,240 sq ft carpet (reported)
  • 3.5 BHK · about 2,150 sq ft built-up · 1,453 sq ft carpet (reported)
  • 4 BHK · about 2,481 sq ft built-up · 1,617 sq ft carpet (reported)
  • Confirm the carpet area in the agreement for sale; that is the figure RERA protects.

Location, ORR and the nearest metro

Sobha says the Outer Ring Road is about 10 minutes away and names Ecospace, Ecoworld, Embassy TechVillage, Cessna Business Park, Prestige Tech Park and Bagmane WTC among nearby tech parks (Sobha blog, modified 17 October 2026). It cites the upcoming CDP road and Namma Metro Phase 2A as connectivity upgrades for Panathur Road.

The nearest metro will be on the Blue Line (Phase 2A, Silk Board to KR Puram along the ORR). A listing puts Kadubeesanahalli station about 4.7 km away (Housiey, updated 11 August 2026). Trial runs on the 19.75-km stretch were on track to start in October 2026, and a minister had announced opening by March 2027 (Deccan Herald, 19 August 2026). Schools and hospitals Sobha names nearby include ORCHIDS The International School, New Horizon Gurukul, The Cambridge International School, VIBGYOR, Sakra World Hospital and Manipal Hospital.

Amenities

Sobha describes three clubhouses, Club Athinios, Club Santorini and Club Syros, totalling 77,850 sq ft, plus a meandering pool, aqua park, amphitheatre and a 'Santorini Village' theme, with 78% open space (Sobha blog, modified 17 October 2026). The amenity count differs between Sobha's blog (65+) and its project-page FAQ (35+), so ask for the final list.

Who Sobha Neopolis suits: a neutral review

  • ORR and Whitefield professionals who want a 3 or 4 BHK near Panathur and can wait for a phase that completes between 2028 and 2031.
  • Buyers who want to choose their timeline: Phase 1 is registered earliest, Phases 4 and 5 latest.
  • Sobha's MD said on the Q2 FY27 call that Neopolis sales have picked up well (Investing.com transcript, 19 October 2026).
  • This is a fact-based assessment; we do not publish resident reviews or ratings.

What to check before you book

  • Note which phase and wing your unit is in, and match that phase's RERA number and completion date with your agreement.
  • Get a dated cost sheet with base price, floor rise, parking, deposits, statutory charges and GST shown separately.
  • Ask whether 1,611–2,481 sq ft is carpet or super built-up, and get the carpet area written in.
  • Read the payment schedule against the construction stage of your wing.
  • For a booking transfer, get Sobha's written consent and terms first.
