Updated 20 October 2026. We read the RERA record and the developer's own page, and re-opened the launch release. Most coverage so far repeats the release; this article adds the registered address, land size, carpet area as registered, the promoter entity and the stage of construction, and is clear about which claims are the developer's own.

Bodhi launch fact sheet

Each line is marked official (from Karnataka RERA or the developer's own page) or reported (from the press release or news), with its source. The main launch coverage is a paid press release, so claims in it are the developer's.

  • Developer: Swan Realty, the real estate arm of Swan Corp (official — Swan Realty; press release, ThePrint, 19 Oct 2026). The RERA promoter is M/s Cardinal Energy and Infrastructure Private Limited (official — Karnataka RERA record).
  • Location: Site No. 11, 1st Stage 1st Phase, East End Road, Thilaknagar, Guruappana Palya, Bangalore South, Ward 170, 560041 — marketed as Jayanagar (official — Karnataka RERA record; Swan Realty).
  • Land: 2,636 sq m, about 28,370 sq ft or 0.65 acre by our conversion (official — Karnataka RERA record).
  • Units: 24 residences, two per floor, across 12 floors (official — Swan Realty project page; press release).
  • Home types and sizes: four-bedroom homes only. The developer says each spans 'over 4,000 sq ft', a saleable or super built-up figure (reported — press release, ThePrint, 19 Oct 2026). RERA lists a total carpet area of 5,483 sq m, which works out to about 2,459 sq ft of carpet per home on average, plus balconies (official data — Karnataka RERA record; average ours).
  • Price: 'Starting at ₹9.54 Crores*' (official — Swan Realty project page, read 20 Oct 2026). Per-unit prices are not published.
  • RERA: PRM/KA/RERA/1251/310/PR/170126/008409, approved 17 Jan 2026; status 'Ongoing' (official — Karnataka RERA record).

  • Bookings: not reported (as of 20 Oct 2026).

What is the price of Bodhi Jayanagar?

The only official price is the developer's own: 'Starting at ₹9.54 Crores*' on the Bodhi project page (Swan Realty, read 20 October 2026). The asterisk signals that terms apply; the page does not publish a price list by floor or unit.

Because the brochure size ('over 4,000 sq ft') and the RERA carpet average (about 2,459 sq ft) are measured differently, a per-sq-ft rate will look very different depending on which area you divide by. Ask the developer for a cost sheet that shows the RERA carpet area of your specific unit, the balcony area, and the price, plus GST, stamp duty, registration, parking and any club or maintenance charges.

How big are the apartments, and how many floors?

All 24 homes are four-bedroom, two to a floor, across 12 floors, and the developer describes them as Vaastu-compliant (Swan Realty project page). The release says each home spans over 4,000 sq ft (ThePrint, 19 October 2026).

Carpet area is the usable floor inside the walls, which is what RERA requires developers to register. Bodhi's RERA total of 5,483 sq m of carpet across 24 homes is about 2,459 sq ft per home on average, by our calculation. Actual units may vary around that average. The gap between carpet and saleable area is normal; it covers walls, shared corridors, lifts and common areas.

The RERA record also lists 37 covered and 29 open parking spaces, a BBMP building plan BBMP/Addl. Dir/JDSOUTH/0030/24-25 approved on 4 August 2025, and a declared project cost of about ₹148.4 crore (Karnataka RERA record).

Is Bodhi RERA registered, and when will it be completed?

Yes. Bodhi was registered on 17 January 2026 under PRM/KA/RERA/1251/310/PR/170126/008409. The RERA record shows the project as 'Ongoing', reports 15% development, and gives a proposed completion date of 31 March 2028 (Karnataka RERA record, read 20 October 2026). The developer's page states the same March 2028 timeline.

That means the October event is a public launch of a project that has been registered since January. Always check the registration on the Karnataka RERA portal yourself before paying, and match the promoter name in your agreement (Cardinal Energy and Infrastructure Private Limited) with the RERA record.

Who is the developer and who designed Bodhi?

Swan Realty is the real estate arm of Swan Corp. According to the developer's release, Bodhi is its second Bengaluru project after Cardinal One in Yeshwanthpur, and it is designed by Kembhavi Architecture Foundation (ThePrint, 19 October 2026).

The developer lists features including a Sky Garden, Sundowner Court, koi pond, stargazing deck, a temperature-controlled pool and a wellness and fitness centre (press release, ThePrint). These are the developer's descriptions; check them against the approved plans and the amenity schedule in the agreement.

Why low-density homes in Jayanagar are rare

Jayanagar is one of Bengaluru's oldest planned neighbourhoods, and most land there is already built on as individual houses. New apartment supply usually comes on small redeveloped plots, which is why Bodhi has only 24 homes on about 0.65 acre (Karnataka RERA record). Two homes per floor means fewer neighbours sharing each lift and lobby.
