Which new Prestige projects in Bangalore are RERA registered?

These are the safest names on any Prestige list because you can check each number yourself. More detail is in Prestige Garden Breeze Sarjapur 2026: Price, RERA, 490 Booked and Prestige Parklane Devanahalli 2026: Price, RERA, 1,125 Booked.

  • Prestige Parklane, near Devanahalli: RERA PRM/KA/RERA/1251/309/PR/150926/008941, registered 15 September 2026, RERA completion date 31 December 2030.
  • Garden Breeze @ The Prestige City, Sarjapur Road: RERA PRM/KA/RERA/1251/308/PR/080926/008919, registered 8 September 2026, RERA completion date 30 November 2030. Prestige's site shows ₹1.77 Cr onwards.
  • Eaton Park @ The Prestige City, Sarjapur Road: RERA PRM/KA/RERA/1251/308/PR/180326/008537, registered 18 March 2026, RERA completion date 30 June 2030.
  • Fernvale @ The Prestige City, Sarjapur Road: RERA PRM/KA/RERA/1251/308/PR/110326/008519, registered 11 March 2026, RERA completion date 31 March 2030.
  • Evergreen @ Prestige Raintree Park, Varthur Road: RERA PRM/KA/RERA/1251/446/PR/010126/008374, registered 1 January 2026, RERA completion date 30 June 2030.
  • Prestige Marigold Phase II, Bettenahalli: RERA PRM/KA/RERA/1250/303/PR/171225/008346, registered 17 December 2025, RERA completion date 30 November 2027.

Which Prestige projects are announced but not RERA confirmed?

Status for all five: unconfirmed. We found no RERA number for them in our data on 28 October 2026. The presentation itself says areas and values can change. A PL Capital note of 31 July 2026 grouped Avon, Springwood and Battersea with Garden Breeze as Bengaluru launches. Motilal Oswal's list of Prestige's July to September launches shows Parklane, Garden Breeze and Palm Court in Chennai. So treat any launch date you see for these five as a guess until a RERA number appears.

We also leave out exact locations for these five. Portal pages contradict each other, and none is a primary source.

  • Prestige Battersea: about ₹1,981 crore estimated value, entry segment (Prestige investor presentation, 29 July 2026).
  • The Falcon City Reserve: about ₹5,744 crore, premium segment. It was earlier called Prestige Falcon City Luxe (same presentation).
  • Prestige Southern Star Phase II: about ₹1,426 crore, mid segment (same presentation). See Prestige Southern Star: RERA, Possession, Phase 2, Price 2026.
  • Prestige Avon: about ₹550 crore, mid segment (same presentation).
  • Prestige Springwood: about ₹294 crore, premium segment (same presentation).

How big is the Prestige launch pipeline for 2027?

We could not find a city-wise split of the ₹40,000 crore. The projects named for October to March in the PL Capital note and in HDFC Securities' note are mostly outside Bengaluru.   • Over ₹40,000 crore of launches planned for October 2026 to March 2027, across Bengaluru, Mumbai, Delhi-NCR, Chennai and Hyderabad (Business Standard, 20 October 2026; HDFC Securities, 14 October 2026).
  • Bengaluru gave 41% of Prestige's sales in April to September 2026 (HDFC Securities).
  • FY27 sales target of about ₹35,000 to 36,000 crore (Business Standard).

Should you pay an EOI for a Prestige pre-launch?

Check the RERA number first. Under the RERA Act, a promoter cannot advertise, market or sell a project before registering it. If a broker offers you a 'pre-launch' price on a project with no number, get the refund terms in writing and keep your money in a form you can get back.
