What does a December 2027 RERA date actually mean?

The RERA date is the completion date the developer gave Karnataka RERA for that registration. Section 4 of the RERA Act 2016 asks every promoter to declare the time in which it will complete the project.

It is not the day you get keys. Handover follows the occupancy certificate, and it can be different for each tower or phase. Your agreement for sale is the document that sets your own date, so read that clause and do not rely on a brochure, a portal or this list.

What is the real cost of a ₹2 Cr flat?

Stamp duty and registration in Karnataka come to about 7.6% of value on a home above ₹45 lakh, which is about ₹15.2 lakh on ₹2 Cr. GST on an under-construction home is 5% without input tax credit, about ₹10 lakh on ₹2 Cr if charged on top. Both rupee figures are our arithmetic.
