What is the price per sq ft on Kanakapura Road?
Square Yards put Kanakapura Road at about ₹12,000 per sq ft in June 2026, up from ₹10,800 in December 2025. That is 11% in six months on our arithmetic, and a portal average can move simply because the mix of listings changed. The builder rates above are lower than that average at Aparna and Casagrand, but both exclude charges, so compare all-in costs. Stamp duty and registration add about 7.6% in Karnataka on a home above ₹45 lakh, and GST on an under-construction home is 5%.
Is Kanakapura Road a good area for families?
It depends on your commute. The Green Line ends at Silk Institute, near the road's start, so the metro helps the inner stretch most. Projects further out, like Kaggalipura, depend on the road. The NICE Road gives a link across south Bangalore. What should you check on Kanakapura Road before paying?
- Tower: ask which RERA number covers your tower, as large projects have several.
- Area: ask whether a rate is on saleable or carpet area. It changes the real cost.
- Water: ask for the source, and how much comes from tankers.
- Stock: small projects such as Azalea, with 40 units, can sell quickly, so ask for the live unit list.
