Updated 20 October 2026. We opened the project's Karnataka RERA record, Prestige's project page and its two most recent investor presentations that mention the project. Pages that rank today give two different RERA numbers, three possession months and launch years a year apart, and almost none explain Phase 2. This fact file uses the RERA record as the registered source and explains each conflict.

What is the RERA number, and is there more than one?

There is one registration on the Karnataka RERA portal for this project: PRM/KA/RERA/1251/310/PR/210325/007603, acknowledgement ACK/KA/RERA/1251/310/PR/070225/008938 (Karnataka RERA, opened 20 October 2026). It covers all 14 towers and 2,130 homes. If a page or brochure gives you another number, match it against the portal before you rely on it.

The RERA record splits the towers into 'Block 1' and 'Block 2'. These are building groups, not Phase 1 and Phase 2. Both blocks are part of the same registration and the same completion date.

Has Prestige Southern Star Phase 2 launched?

Not as of 20 October 2026. Prestige's Q1 FY27 investor presentation lists 'Prestige Southern Star Ph II' under upcoming residential projects planned for the coming quarters: 1.67 million sq ft, 94% Prestige economic interest, mid-segment, launch targeted in FY27 (Prestige, 29 July 2026). It first appeared as a project added in Q2 FY26 (Prestige, 12 November 2025). The Q1 FY27 launches named in that presentation did not include it, and there is no separate Phase 2 registration on the RERA portal.

Because Phase 2 has no RERA number yet, there is no official price, size or possession date for it. Ignore any page that quotes one.

When is possession at Prestige Southern Star?

The proposed completion date on Karnataka RERA is 30 September 2029, the same date as at registration, with no extension shown (Karnataka RERA, opened 20 October 2026). Prestige's ongoing-projects table lists 'Prestige Southern Star Ph I' at 5.21 million sq ft with completion in FY30, which matches (Prestige, 29 July 2026). Other months quoted online are not on the RERA record.

Price and floor plans

Prestige's project page shows '₹2.40* Crore onwards' (seen 20 October 2026). Earlier, lower launch-phase figures circulate on listing sites; they are not developer prices today, so we do not repeat them. Ask for a dated cost sheet for the unit you want.

Prestige's floor plans list 3 BHK types C1–C10, D1–D10 and E1–E7, and 4 BHK types G1–G8, with typical floor plans for all 14 towers. The RERA inventory gives total carpet area by type; averages per home work out roughly as follows (Karnataka RERA; averages and conversions ours):

  • 1 BHK · 204 homes · about 41 sq m, roughly 437 sq ft carpet
  • 2 BHK · 323 homes · about 66 sq m, roughly 711 sq ft carpet
  • 3 BHK · 1,402 homes · about 104 sq m, roughly 1,122 sq ft carpet
  • 4 BHK · 201 homes · about 154 sq m, roughly 1,653 sq ft carpet
  • Listing sites quote larger saleable (super built-up) sizes; the carpet area in your agreement is the figure RERA protects.

Location, Electronic City and the nearest metro

The site is in Akshayanagar, between Bannerghatta Road and Hosur Road. A listing puts it about 3.3 km from Bannerghatta Road, 3.8 km from Hosur Road and 7–9 km from Electronic City via Begur Road (OneCity Property, updated 6 June 2026). The same listing says Prestige Song of the South is 2–3 km away.

The nearest metro is likely to be on the Pink Line, not the Yellow Line. Its elevated section along Bannerghatta Road runs through Kalena Agrahara, Hulimavu, IIM Bangalore, JP Nagar 4th Phase, Jayadeva Hospital and Tavarekere and completed its safety inspection on 8 October 2026 (Metro Rail News, 9 October 2026). BMRCL filed its compliance, and as of 16 October the authorisation for public service was awaited (Deccan Herald, 16 October 2026). The listing above puts the Hulimavu area within 3–5 km; no official project-to-station distance has been published.

Schools the listing names nearby include Sherwood High, National Hill View Public School, NPS Bannerghatta Road and Delhi Public School South, with Fortis Bannerghatta Road and IIM Bangalore about 4 km away (OneCity Property, updated 6 June 2026).

Amenities

Prestige lists walking and jogging trails, a senior citizens' park, a temperature-controlled pool with deck, a kids' pool, indoor sports, an indoor kids' play area, a cafe, a gaming arcade, a mini theatre and a health club with spa (Prestige page, seen 20 October 2026).

Who it suits, and can NRIs buy?

  • Families working around Bannerghatta Road, Begur or Electronic City who want a large township and can wait until about late 2029.
  • Buyers who want a 3 or 4 BHK, the formats Prestige markets now.
  • NRIs can buy residential property in India under FEMA rules, paying from NRE/NRO or other permitted accounts; check the documentation with the developer and your bank.

What to check before you book

  • Match the RERA number (007603) and the 30 September 2029 completion date on the portal with your agreement.
  • Check your tower and unit against the approved plan; Block 1 and Block 2 are both in the same registration.
  • Get a dated cost sheet with base price, floor rise, parking, deposits, statutory charges and GST shown separately.
  • Make sure the carpet area is written into the agreement for sale.
  • If you are offered a 'Phase 2' unit, ask for its RERA registration first.
