Listings describe the community as adjacent to the aerotropolis, the KIADB IT, aerospace and hardware park near the airport. That is a developer and portal claim. The advantage is airport proximity and a growing north corridor; the weakness is distance from the established city centres.
Anarock's Q2 2026 report classes North Bengaluru, including International Airport Road, as a stable zone. For a per-sq-ft comparison, we have no current Anarock average for Bagalur. The July 2024 Anarock Devanahalli report gave about ₹6,778 per sq ft, which is stale and refers to a neighbouring micro-market.
Price check
Dividing our catalogue's ₹70 lakh by 1,224 sq ft gives about ₹5,700 per sq ft, and ₹1.87 crore by 1,562 sq ft about ₹11,900 per sq ft (our arithmetic). The range is too wide to be a single rate, and the catalogue's 1 and 2 BHK entries do not match JLL's 3 BHK-only description, so the low end may refer to a different phase or product.
Because the project is described as sold out by the builder in listings (JLL Homes and Homebazaar summaries), any unit on the market is likely a resale. A resale price is the owner's ask, not Prestige's rate: it can be negotiated and must be verified against recent sale registrations in the same tower.
Developer track record
For this project, the delivery question is already answered by the ready status: possession is shown from December 2023. Prestige Estates reported three completed projects (4.37 million sq ft) in the June 2026 quarter (per Sahi). Delays, RERA complaints or court matters specific to Finsbury Park Regent: none found in our search. For a resale, ask the Resident Welfare Association about the occupancy certificate, maintenance dues and any common-area disputes.
