Prestige Park Grove is a large, nature-themed township on the Whitefield–Varthur belt of East Bengaluru. It sits in the segment where families want township amenities but still want to stay within reach of Whitefield's offices and schools. Here is a plain assessment.
For context, Anarock's Q2 2026 Bengaluru report shows 21,700 launches (down 11% quarter-on-quarter), 15,300 units sold (down 7%) and 79,200 units of available inventory (up 9%), with a citywide average quoted base price of about ₹9,450 per sq ft. A market with rising unsold stock gives buyers some room to negotiate and to ask hard questions on timelines.
At a glance
- Developer: Prestige Group.
- Location: Whitefield–Varthur, East Bengaluru.
- Configurations (our catalogue): 2, 3 and 4 BHK apartments.
- Indicative asking price (our catalogue): ₹1.45 crore to ₹3.6 crore.
- Status and possession (our catalogue): under construction, possession June 2028.

- Scale (listing portals): about 71 acres, 19 towers of 24 to 42 floors with 3,627 apartments, plus 88 four-bedroom villas called The Willows, and about 80% open space (developer claim as repeated by portals).
Location assessment
The Whitefield–Varthur stretch has the practical advantage of proximity to the east's IT parks and a mature social infrastructure of malls, schools and hospitals. Anarock's Q2 2026 data puts Whitefield's average quoted rate at about ₹10,850 per sq ft with a 2% quarterly increase, and quoted rents of ₹30,000 to ₹46,000 per month, which signals a deep rental market.
The Whitefield side has an operating Purple Line metro, and Housing.com's explainer notes an extension to Belathur Colony under construction. Distance to the nearest station from this specific site is something we could not source; measure it yourself. Traffic on Varthur and Whitefield roads is a well-known daily pain point, so test the drive at peak time.
Price check
Our catalogue range (₹1.45 crore to ₹3.6 crore) is broad because it spans 2 to 4 BHK. We could not pin sizes to our catalogue tiers, so we do not compute a single per-sq-ft figure. A comparison with the Anarock Whitefield average of about ₹10,850 per sq ft is best done on a unit-by-unit price sheet: divide the all-in price by super built-up area and compare.
One portal summary quotes apartments starting at ₹65 lakh and sizes from 660 to 3,850 sq ft, which differs from our catalogue's 2 BHK-and-above start of ₹1.45 crore. That gap suggests either different phases or stale data; ask the sales team which inventory is open.
Developer track record
Per a Q1 FY27 update reported by Sahi, Prestige Estates completed three projects totalling 4.37 million sq ft in the June 2026 quarter and booked ₹6,579 crore of residential pre-sales, of which Bengaluru was 27% by volume. Delay complaints, RERA orders or court matters specific to Park Grove: none found in our search. Our search did not cover every individual RERA complaint filed, so the RERA portal remains the final check.
Design and amenities (developer and listing claims)
Portals describe tall towers set among landscaped greens, a club-style amenity programme and low-density villas in a separate enclave. The tower height of up to 42 floors means a larger resident base per tower, so ask about lift counts and per-floor unit numbers.
Pros
- Large township with mixed apartment and villa offering in a mature micro-market.
- Whitefield's rental depth supports a lease-out strategy (Anarock quoted rents).
- Possession of June 2028 in our catalogue is among the nearer dates in this corridor.
- Prestige is an established developer with recent completions.
Cons and risks
- Whitefield traffic and Varthur access can lengthen commutes significantly.
- Different sources quote different RERA numbers and possession dates (December 2027 or December 2028 on listings); verify the tower-level registration.
- Tall towers and a large community mean heavier lift and parking pressure.
- Pricing is far from entry-level at ₹1.45 crore plus.
Who it suits, and who should skip
Suits: Whitefield-employed professionals and families who want a large gated community with township-scale amenities and rental liquidity.
Should skip: buyers who dislike very large communities, anyone who needs a sub-₹1 crore budget, and those unwilling to test the Varthur commute.
Verdict
Prestige Park Grove is a mainstream, well-located township buy in a deep market. The research task before booking is clerical: reconcile the RERA number and the possession date, and price your exact unit per sq ft against the Whitefield average. If those check out and the commute is acceptable, it is a sensible shortlist candidate.
