Sobha Hamptons is one of two residential brands inside Sobha Townpark, a large integrated development on Hosur Road near Electronic City. It is a long-dated, premium-positioned project in a micro-market better known for value pricing, which is the key tension in this review.
For context, Anarock's Q2 2026 Bengaluru report shows 21,700 launches (down 11% quarter-on-quarter), 15,300 units sold (down 7%) and 79,200 units of available inventory (up 9%), with a citywide average quoted base price of about ₹9,450 per sq ft. A market with rising unsold stock gives buyers some room to negotiate and to ask hard questions on timelines.

Location assessment
Sobha places the township near Electronic City on Hosur Road, but its page gives no metro or distance claims, so we cannot repeat any. Per Housing.com, the Yellow Line from RV Road to Bommasandra was inaugurated on 10 August 2025 and serves the Electronic City side; how far Townpark is from the nearest station is something you should measure yourself.
Anarock's Q2 2026 report puts Electronic City's average quoted rate at about ₹7,450 per sq ft, with rents of ₹20,000 to ₹31,000 per month. It is a job-led market anchored on the tech campuses, but a value-oriented one.
Price check
Our catalogue's ₹1.53 crore against Sobha's smallest size (1,240 sq ft) is about ₹12,300 per sq ft, and ₹4.12 crore over 2,846 sq ft about ₹14,500 per sq ft (our arithmetic, pairing the ends). Against Anarock's Electronic City average of about ₹7,450, that is a premium of roughly 65% to 95%.
Part of the gap is scale and brand: Sobha's company-wide average realisation was about ₹15,655 per sq ft in Q1 FY27 (per Sahi), so Hamptons is priced below that company average. Another part is product: a new township with large homes versus an older market average. The premium is a deliberate choice you make for the brand and the format, not a market-rate bargain.
Developer track record
Sobha reports 677 homes (1.08 million sq ft) completed in Q1 FY27 and 1,391 homes in the first half (per the company's press release and Sahi). Reported delays, RERA complaints or court matters specific to Townpark: none found in our search. The long possession horizon, with Phase 2 at June 2033, means delivery risk is mostly in the future.
Design and amenities (developer claims)
Sobha lists clubhouses, a cricket ground, multi-sport courts, lap and leisure pools, camping grounds, a forest grove, a central park, town centre, sports plaza and promenade. The township format brings more shared amenities than typical stand-alone towers, but they will take years to complete.

Verdict
Sobha Hamptons is a long-dated, brand-premium purchase that is not a cheap play on Electronic City. If you value the township format and Sobha's build record and can wait until 2031, it is credible. If you are price-led, the Electronic City average suggests cheaper options.
