Radiance Eternity is a high-rise apartment project from Radiance Realty at Ellaiamman Nagar, Thoraipakkam, on the inner stretch of Chennai's OMR IT corridor. Location assessment

Thoraipakkam sits between Perungudi and Karapakkam on OMR, with large IT campuses nearby, which is the main reason rental demand here has historically been steady. Corridor 3 of Chennai Metro Phase 2 is planned to serve this stretch, with stations at Perungudi, Thoraipakkam, Mettukuppam and Karapakkam among those listed in the published station list. Chennai Metro Phase 2 (approved by the Union Cabinet in October 2024: three corridors, about 118.9 km and 128 stations, per The Metro Rail Guy's compilation) has seen repeated schedule shifts. Reports have variously targeted completion between 2026 and 2028, and some sections have been paused for contract reasons, so treat any metro date as indicative and check the latest CMRL notice.

For schools and hospitals, we do not hold a verified list for this exact pocket. Ask the developer for a written distance chart and test the drive at 9 am and 7 pm, because the OMR arterial is congested at peak hours.

Price check

Portal listings show a rate of about ₹12,199 per sq ft all-inclusive (indicative asking, Housiey). Magicbricks' Jul-Sep 2026 average asking rate for Thoraipakkam apartments is about ₹10,424 per sq ft, in a range of ₹7,651-13,197 (as cited in our October 2026 Thoraipakkam analysis). On those two numbers Radiance Eternity is priced roughly 15-20% above the locality average, which is typical for a new tower with a full amenity set, but it is a premium you should be able to justify with specification, carpet efficiency and tower height.

Note that the Magicbricks figure mixes older resale stock and new launches, so the comparison is directional rather than exact. Compare against two or three under-construction OMR projects with similar possession dates and against ready resale in Perungudi and Thoraipakkam.

Developer track record

Radiance Realty is a Chennai developer. We could not independently verify a complete list of delivered projects or a delivered-area figure from public sources in our search, so we are not quoting one. We searched for TNRERA complaints, court matters and news reports of delay linked to Radiance Realty and found none in our search. That is absence of evidence in a limited search, not a clean certificate. Ask the developer for a list of handed-over projects and visit one.

Design and amenities (developer claims)

Marketing for the project describes a premium high-rise with a podium amenity deck. We have not seen the approved layout, so treat the amenity list as a claim until you see it in the RERA-registered plan and the agreement for sale.

Pros

  • Address inside the Perungudi-Thoraipakkam IT belt with a planned Metro Corridor 3 station nearby.
  • A choice of 2, 3 and 4 BHK in one project, so a family can upsize inside the community later.
  • A TNRERA registration number is listed, and the registered possession date (per Housiey, May 2030) gives a legal outer limit.
  • Per the listings we reviewed, a mid-sized project of about 215 homes, which usually means a more manageable community than a 1,500-unit township.

Cons and risks

  • Pricing sits above the Magicbricks locality average (indicative asking comparison above).
  • Flooding history: the OMR IT corridor, including Thoraipakkam, Sholinganallur and Perungudi, was badly hit during Cyclone Michaung in December 2023, with up to about 45 cm of rain reported on 4 December (per The News Minute's coverage of the IT corridor). The NGT also restrained new CMDA approvals within 1 km of the Pallikaranai Ramsar boundary in September 2025 (per PropNewz), which affects the wider area. Ask for the plinth height, stormwater design and the 2015 and 2023 water levels at this exact plot.
  • Metro timelines are uncertain and OMR construction can disrupt roads for years.
  • The gap between the target possession and the registered possession date means you should not plan a move-in before reading the agreement.

Who it suits, and who should skip

It suits IT professionals and families who want to live within a short commute of OMR campuses, and investors targeting rentals in a proven corridor who accept a premium entry price. Skip it if you want a ready home (it is under construction), if your budget is firmly under ₹1.5 crore, or if you are flood-averse and cannot get satisfactory plot-level drainage evidence.

Verdict

Radiance Eternity is a reasonable shortlist candidate for an OMR-core buyer, with a fair price premium for a new tower and the usual flooding and construction risks of the corridor. It is not a bargain. Visit the site, ask for the RERA-registered plan, and negotiate on the basis of the locality average above.
