This review sets out what can be verified about it, where our catalogue and public listings disagree, and who the home suits. It is editorial analysis, not a collection of resident opinions.
For context, Anarock's Q2 2026 Bengaluru report shows 21,700 launches (down 11% quarter-on-quarter), 15,300 units sold (down 7%) and 79,200 units of available inventory (up 9%), with a citywide average quoted base price of about ₹9,450 per sq ft. A market with rising unsold stock gives buyers some room to negotiate and to ask hard questions on timelines.

Location assessment
Ittangur sits deep on the Sarjapur Road axis, beyond the established Bellandur and Carmelaram belt. The draw is land at a lower rate than the inner corridor, and a large township format that brings its own amenities rather than relying on the neighbourhood. The trade-off is distance from the main employment clusters on the Outer Ring Road.
We could not source an official commute-time table for Prestige City and will not invent one. Use a weekday-morning test drive to your workplace before deciding. On transit, Housing.com's metro explainer reports that work has begun on a Red Line corridor linking Sarjapur with Hebbal, but metro timelines in Bengaluru have repeatedly slipped (Deccan Herald has run explainers on the delays), so treat any metro as upside, not a plan.
Price check
Anarock's Q2 2026 report puts the average quoted base rate on Sarjapur Road at about ₹11,560 per sq ft. Our catalogue range (₹65 lakh to ₹1.95 crore) against listed sizes (about 660 to 2,200 sq ft) implies very roughly ₹8,900 to ₹9,800 per sq ft at the two ends. That is our arithmetic, pairing the smallest price with the smallest size and the largest with the largest, so it is only a guide.
On that rough basis Prestige City asks below the corridor average, which fits its outer location and large-township supply. A discount to the average is not automatically value: confirm what the price includes (parking, club membership, GST, registration) in writing.
Developer track record
Prestige Estates Projects is one of India's larger listed developers. Per a Q1 FY27 operational update reported by Sahi, it completed three projects with 4.37 million sq ft of developable area in the June 2026 quarter and reported residential pre-sales of ₹6,579 crore, with Bengaluru contributing 27% of sales volume. Completed phases in this same township are listed by portals as ready; one listing shows Prestige Eden Park, an earlier phase, as sold out with a March 2021 possession status (per Homebazaar).
Delay complaints, RERA orders or court matters specific to Prestige City: none found in our search. We did not search the Karnataka RERA complaints register phase by phase, so check the registration number above on the portal yourself.
Design and amenities (developer and listing claims)
Portal listings describe a club-led lifestyle with a swimming pool, gym, squash and badminton courts, indoor games, a multi-purpose hall, a mini theatre and a spa. These are marketing descriptions, not inspection findings; amenities differ between sections, so ask which are included in the phase you are buying.
Pros
- Large integrated township, so daily needs and recreation are designed in.
- Asking rates appear to sit below the Sarjapur Road average (our estimate, see price check).
- An established developer with phases already completed in the same township.
- Smaller 1 and 2 BHK options give an entry point from ₹65 lakh.
Cons and risks
- Outer-corridor location; commute to the Outer Ring Road can be long and traffic-dependent.
- Township-wide numbers are large; your phase may be years from a finished neighbourhood.
- The possession date in our catalogue (December 2027) should be checked against the RERA registration for the specific tower.
- Metro access is not in place; do not pay a premium for it.
Who it suits, and who should skip
Suits: end-users working in Sarjapur Road, Bellandur-adjacent or work-from-home roles who want a large gated community and a lower rate than the inner corridor. Also suits upgraders from 1 BHK who want township amenities within a mid-range budget.
Should skip: buyers who need a short daily commute to the Outer Ring Road or Whitefield, and anyone who needs possession within a year and cannot confirm the exact tower timeline.
Verdict
Prestige City is a credible, large-scale option for value-seeking buyers on Sarjapur Road, backed by a developer with a long delivery record. Its main risk is not the builder but the distance and the pace at which the township fills in. Shortlist it if the commute works for you, and compare the exact tower, price sheet and RERA date rather than the township headline.
