Peenya and Dasarahalli sit along Tumkur Road in northwest Bengaluru and share the Green Line's northern extension. Peenya is an industrial estate, established in the late 1970s and described by Wikipedia as one of the biggest industrial areas in Asia, home to Wipro, ABB, Kardex Remstar and many small and medium engineering units. Dasarahalli is a densely populated residential neighbour: Wikipedia reports a 2001 population of 263,636. For housing buyers, the pairing means strong everyday demand and a few unusual trade-offs.
Metro: the Green Line northern extension
The Nagasandra–Madavara extension opened on 7 November 2024 (per The News Minute) and the Green Line is now operational from Madavara to Silk Institute. Stations on this stretch include Dasarahalli, Jalahalli, Peenya Industry, Chikkabidarakallu, Manjunath Nagar and Madavara (per Wikipedia). Trains were scheduled from 5 am to 11 pm at a 10-minute headway at launch.
Looking ahead, Phase 3's Orange Line, planned from JP Nagar 4th Phase to Kempapura, lists Peenya among its stations, with a completion target of 2031 (Wikipedia). Prices
Square Yards' page for a Peenya project shows a locality average of about ₹10,650 per sq ft as of December 2025, with the project itself at about ₹6,600 per sq ft as of September 2026. A search result put Dasarahalli at about ₹12,400 per sq ft, indicative asking. Another source gave Peenya at about ₹7,461. As elsewhere, these differ by method, and older apartments sit far below the averages.
Brigade's Tumkur Road guide puts the corridor at ₹5,500-₹8,500 per sq ft in 2026 with a 3-4% rental yield, against 4-5% for Rajajinagar. Taken together, Peenya and Dasarahalli price between the cheaper outer Tumkur Road and the pricier Rajajinagar, depending on the stock.
A new launch on the corridor
Brigade Lumina, on Tumkur Main Road at Chikkabidarakallu, is listed on Property Point with 2 and 3 BHK homes at ₹1.45-2.45 crore, a December 2029 possession and K-RERA registration shown on the listing page, at Brigade Lumina Tumkur Main Road Chikkabidarakallu West Bengaluru. Chikkabidarakallu is a Green Line station on the northern extension. Confirm the distance to the station and whether the road crossing is pedestrian-friendly. Brigade's guide also places Orion Mall and IKEA Nagasandra within 10-15 minutes of the corridor.
Schools, hospitals and daily life in Dasarahalli
Wikipedia names Widia Poornaprajna School, Standard Public School and Sri Ranga Pre-University College among Dasarahalli's institutions, with People Tree Hospital and GJM Hospital for healthcare and Rockline Mall as the primary commercial hub. Square Yards' Peenya listing mentions Krishna Hospital about 0.8 km and the Outer Ring Road about 6.2 km from that project. Check each distance from your own address rather than the project's.
How an industrial belt affects housing
Wikipedia notes that industries in Peenya are slowly shifting to outer parts of north Bengaluru because of pollution affecting residential areas. That sentence is worth reading as a buyer. On the plus side, a large working population creates steady rental demand and everyday services. On the minus side, truck traffic, noise and air quality vary sharply by street, and a flat 500 m from a foundry is a different proposition from one beside a school.
- Visit at 9 am and 6 pm on a weekday, and on a Sunday, to see the traffic and the industrial hours.
- Check wind direction and the nearest industrial unit; ask residents about odour and night noise.
- Look at the land-use zoning on the master plan; some plots near the estate are industrial or mixed-use, and reselling a home next to one can be harder.
- For small local buildings, verify occupancy certificates and khata status, since low prices sometimes reflect deviations.
Pros
- A functioning Green Line along the whole stretch, with stations at Dasarahalli, Peenya Industry and Chikkabidarakallu.
- Employment on the doorstep for factory, engineering and logistics workers, and a deep tenant pool.
- Prices that generally sit below Rajajinagar and the established central north-west.
Cons and risks
- Pollution and traffic around the industrial estate, which Wikipedia itself flags.
- Rental yields of 3-4% on the Tumkur Road corridor (per Brigade) are modest against the price of the stock.
- Older, dense apartment blocks with limited parking and amenities.
- Launch-level premiums, such as at Chikkabidarakallu, depend on a 2029 delivery.
Who it suits, and our view
This pair suits buyers who work in the industrial estate, along Tumkur Road or on the Green Line, and want a metro-served address at a lower cost than Rajajinagar. It is a weaker choice for buyers prioritising air quality and quiet.
Verdict: a practical, working-city market. The metro is real and the demand is steady; the difference between a good and bad purchase is the exact street and the building's paperwork.
