Metro, roads and commute

There is no station in Panathur. Wikipedia lists Embassy TechVillage Kadubeesanahalli, Kodibeesanahalli and Marathahalli on the Blue Line's Outer Ring Road section, a short drive away. Swarajya (19 August 2026) reported trial runs from October 2026 on the KR Puram–Marathahalli and Marathahalli–HSR Layout stretches, skipping Marathahalli station at first, and a ministerial target of March 2027 for opening; NativePlanet (24 August 2026) gives March 2028 for the full Silk Board–airport line. Treat 2027–2028 as the planning range.

On roads, Deccan Herald (31 July 2026) reported officials inspecting a proposed 18-metre widening connecting Kadubeesanahalli Road, the ORR and Panathur. It is a proposal, not a dated project. Deccan Herald (11 August 2024) described the Panathur railway underbridge as a daily bottleneck. By road today, the ORR at Bellandur is about 15 minutes and ITPL about 31 minutes (Ola Maps, 12 October 2026).

Water, flood and approval risks

  • Flooding: in the September 2022 rains, The News Minute (5 September 2022) reported inflatable boats used on the Balagere–Panathur road with knee-deep water, and Citizen Matters (29 September 2022) reported that Mahadevapura zone had the most stormwater-drain encroachment cases in the city. Ask for the street's waterlogging history and the project's drainage design.
  • Water: the OpenCity survey (27 October 2025) found Cauvery Stage V reaching parts of Bellandur and Whitefield, with gaps around the Sarjapur Road corridor and Varthur. Ask for the BWSSB connection status.
  • Construction traffic: four of the five projects on our books are from one developer in a small area, so expect several years of heavy vehicles on narrow roads.
  • Metro dates keep moving; value the flat as if the Blue Line helps later, not now.
