Kudlu Gate is a Hosur Road junction pocket between the HSR Layout belt and Electronic City. For years the argument against it was the road: you lived near two job clusters but crossed one of the city's most congested corridors to reach either. The Yellow Line changed the terms of that argument when it opened on 10 August 2025, and Kudlu Gate is one of its 16 stations. This guide sets out what that does and does not mean for a buyer, using published data and flagging where sources disagree.
Location and metro access
On the Yellow Line, Kudlu Gate lies between Hongasandra to the north and Singasandra to the south. The line is 19.15 km, fully elevated, and runs from RV Road to Bommasandra (per Wikipedia). Going north you pass Bommanahalli, then Central Silk Board, where the Blue Line interchange is planned; going south the next stops are Singasandra, Hosa Road, Beratena Agrahara, Konappana Agrahara, Electronic City, Huskuru Road, Hebbagodi and Bommasandra.
Access is where the detail matters. Deccan Herald's pre-opening audit in August 2025 listed Kudlu Gate among six stations without a skywalk and noted that it is reached through an underpass or an outdoor staircase on the service road. That is not a deal-breaker, but it means 'near the station' can be a longer and less pleasant walk than the map suggests, especially in rain.
What the price data shows, and why portals disagree
Magicbricks puts the average asking rate for multistorey apartments in Kudlu Gate at about ₹14,359 per sq ft for Jul-Sep 2026 (updated October 2026), up 2% on the previous quarter, with a locality range from about ₹11,216 to ₹17,503. For comparison, ANAROCK's Q2 2026 report puts the Electronic City average quoted base price at ₹7,450 per sq ft and the Bengaluru-wide average at ₹9,450.
Other portals show very different numbers. Search snippets we reviewed for other portals showed figures anywhere from roughly ₹4,200 to ₹16,000 per sq ft for the same locality, which we have not been able to reconcile. The likely reasons are different sample mixes (old resale blocks versus new launches), base price versus all-in price, and different locality boundaries. Our practical advice is to ignore any single average and build your own comparison from three to four named projects with a written price sheet.
Treat every figure as an indicative asking price. None of it is a registered transaction price.
Projects listed on Property Point
- Abhee Riviera Royale (Abhee Riviera Royale Kudlu Gate): 2 and 3 BHK homes listed at about ₹1.2-1.71 crore, under construction, with possession shown as February 2027.
- Purva Heritage (Purva Heritage Kudlu Gate Hosur Road South Bengaluru) by Puravankara: 2 and 3 BHK homes listed at about ₹1.92-3.04 crore, a new launch with possession shown as August 2030. Note that another portal lists a different low end for a Purva project at Kudlu Gate; ask for the current price sheet for the exact tower.
- Assetz Mizumi Reserve (Assetz Mizumi Reserve Kudlu Off Hsr Layout Hosa Road): 3 and 4 BHK homes listed at about ₹2.47-3.22 crore, a new launch with possession shown as December 2030.
Strengths
- A working metro station on Hosur Road, with the Yellow Line's planned interchange with the Blue Line at Central Silk Board adding network reach over time.
- Position between two established employment clusters rather than inside either, so the tenant pool is wider than for a single-employer location.
- Pricing that sits below the HSR Layout core on the same corridor, though the gap is project-specific and we cannot cite a verified differential.
Risks and what to check
- Last-mile reality: walk the route from the tower gate to the station at 9 am. The DH audit found footpaths along parts of Hosur Road blocked by commercial encroachment.
- Noise and dust: Hosur Road is a heavy-vehicle corridor. Units facing the highway need a night-time visit.
- Water: ask whether the project depends on borewells and tankers or BWSSB Cauvery supply, and ask for the last twelve months of tanker invoices from the association in a ready building.
- Frequency: the line opened with three trains at 25-minute intervals (per Deccan Herald). Check the current timetable on the BMRCL site rather than relying on any article, including this one.
- Approvals: for any project, check the K-RERA registration and the commencement and occupancy certificate trail yourself.
Who it suits
Salaried households that work around HSR, Koramangala, Silk Board or Electronic City and want the metro as a real commuting option. It is less obvious for buyers who need the best school and retail ecosystems on the doorstep, since those still sit mainly in the HSR core to the north.
Our verdict
Kudlu Gate is a sensible, project-led buy rather than a locality-led one. The metro is real, but the micro-pocket, the walk to the station and the building's water and maintenance record will decide your experience more than the postcode. Shortlist ready or near-ready buildings first, because that is where you can verify those things.
