Kumaraswamy Layout is a sub-locality of Banashankari in south Bengaluru, with a population of about 35,400 and the PIN code 560078 (per Wikipedia). It is the kind of place that rarely features in launch brochures: it is an established residential layout where most transactions are resale houses and small apartment buildings. That makes it a different market from the new-township localities further out on Kanakapura Road.
Metro and transport
Wikipedia lists three Green Line stations as nearby: Banashankari, Jayaprakash Nagar and Yelachenahalli. The Green Line is open across all 32 stations from Madavara to Silk Institute, and the Yelachenahalli to Silk Institute extension has operated since 15 January 2021.
BMTC buses on routes such as 15C, 15E and 15F also serve the area, per Wikipedia. The Orange Line of Phase 3, planned between JP Nagar 4th Phase and Kempapura, runs along the western Outer Ring Road; Wikipedia gives its completion target as 2031, with some sources referencing later years, and says civil works contracts had not been awarded as of the article's last update. It may eventually matter for the ORR side of the neighbourhood but should not be priced in today.
Schools, colleges and hospitals
Wikipedia names Dayananda Sagar College of Engineering (established 1979), Delhi Public School South, Alpine School and City Engineering College among the institutions around Kumaraswamy Layout, along with Dayananda Sagar University. Hospitals named are SAGAR Hospital and Vasavi Hospital.
Other features include the Geological Survey of India office, the Atma Darshan Yogashram and the Shri Atal Bihari Vajpayee Park near the 15E bus stand, known for its tree cover. This institutional density is the reason the area is popular with families, students and faculty-led rental demand, though we did not find a rent figure we could verify and so do not quote one.
Prices
Square Yards' page for the Royal Paradise project shows a locality average of about ₹7,750 per sq ft for Kumaraswamy Layout, with the project's own average at about ₹6,400, for the period December 2025 to September 2026. The page also notes that the average asking price was cooling quarter-on-quarter. Another portal result we saw quoted ₹8,184 per sq ft for Kumaraswamy Layout II Stage with starting prices around ₹5,880, so portals differ by stage and method.
That puts Kumaraswamy Layout well below the ₹9,650 average for Bannerghatta Road reported by PropNewz (citing 99acres, mid-2026), and, in our reading, at the affordable end of established Banashankari. The discount mostly reflects building age and the absence of a branded, amenity-rich supply.
What the stock looks like
The area is largely horizontal: detached houses, duplexes and low-to-medium-rise apartments on plots built over decades. A search listing for the locality mentions small projects such as Royal Paradise, Kumar Krupa, Adithya Greens and Global Comfort, none of which we have verified individually. For buyers, this implies a few practical points.
- Plot size, setbacks and the legal status of old buildings matter more than a brochure amenity list. Ask for the sanctioned plan and compare the structure to it.
- Many older buildings lack car parking at today's standards. Count parking spaces per flat, not just whether parking exists.
- Redevelopment potential is a real option for a plot-owner but is tied to local bylaws and the neighbours' agreement for apartment blocks.
Advantages
- An established, tree-lined neighbourhood with schools, colleges and hospitals inside the area rather than a drive away.
- Three Green Line stations in the vicinity and BMTC bus links.
- Lower asking prices than premium Jayanagar or JP Nagar pockets, according to the portals we read.
Risks and trade-offs
- Resale stock means diligence work: khata, tax receipts, encumbrance certificate and a clear sale chain.
- Congestion on the Outer Ring Road and Kanakapura Road side at peak hours.
- Few new, large-format projects, so amenity-heavy living is not the offer; if you want a clubhouse, look further out.
- Price momentum: Square Yards flagged cooling in recent months, so don't assume steady appreciation.
Who it suits, and our view
Kumaraswamy Layout suits families who want an established, school-rich address in south Bengaluru without paying Jayanagar-level prices, and who can live with older housing stock. It also suits owner-occupiers who want a house rather than an apartment. It is less suited to buyers seeking new construction with modern amenities.
Our view: a steady, practical neighbourhood with modest asking prices, best approached as a house-hunt with a lawyer rather than a launch purchase.
