Uttarahalli lies in the south-west of Bengaluru, neighbouring Banashankari, Padmanabhanagar and Kengeri. Wikipedia notes it has grown quickly over the last 15-20 years and attracts families seeking connectivity and a calmer environment than central Bengaluru. Its sub-areas include Chikkalsandra, KSRTC Layout, Subramanyapura, Poornapragna Layout, Ramanjaneya Nagar, Arehalli, Kodipura and Vasanthapura, and it has temples such as Sri Subramanya Swamy in Subramanyapura and Vasantha Vallabharaya Swamy in Vasanthapura.

Connectivity

Uttarahalli itself does not have a named metro station, but the southern end of the Green Line runs along its eastern edge. Per Wikipedia's Green Line page, the stations south of Banashankari are Jaya Prakash Nagar, Yelachenahalli, Konanakunte Cross, Doddakallasandra, Vajarahalli, Thalaghattapura and Silk Institute (the last five opened on 15 January 2021). Distance from your specific address to the nearest station varies, so measure the walking or feeder route. The Purple Line's Kengeri stations lie to the west along Mysore Road. Roads include Uttarahalli Main Road, Kanakapura Road and Mysore Road. The Pink Line is not on this side.

Healthcare and schools

BGS Gleneagles Global Hospitals is at 67, Uttarahalli Main Road, Sunkalpalya, Kengeri, according to its listing. Sagar Apollo Hospital's Banashankari unit is to the north. For schools, check the specific sub-area, as options differ substantially between Subramanyapura and Vasanthapura.

Housing stock and projects

The area is a mix of older independent houses and low-rise buildings with several large gated communities, particularly towards Kanakapura Road.

  • Prestige Lake Ridge, Uttarahalli off Kanakapura Road: 1,119 homes across 12 towers on 15.94 acres, with 1, 2, 2.5 and 3 BHK units from 661 to 1,750 sq ft; Phase 1 was approved on 16 September 2017 and completed on 30 January 2022 (per Housing.com and a RERA data aggregator). It is a resale option, not a new launch.
  • Prestige Primrose Hills, off Kanakapura Road (Talaghattapura): ready to move, 1 and 2 BHK homes at ₹73 lakh-₹1.5 crore (per the Property Point catalogue).

Prices: note the spread

Homebazaar's May 2026 table lists Uttarahalli at about ₹13,050 per sq ft and Kengeri, just west, at ₹7,600 (indicative asking rates, undated period). That is a big gap for neighbouring localities, and it suggests that the Uttarahalli figure reflects premium communities on the Kanakapura Road side rather than the typical resale flat. ANAROCK's Q2 2026 citywide quote is ₹9,450 per sq ft; we did not find a sourced Uttarahalli-specific quarterly rate. Use the figure as a ceiling for premium stock, not an average for the locality.

Pros

  • Quieter and more residential than central Bengaluru, with a mix of ticket sizes.
  • Access to the southern Green Line stations, Kanakapura Road and, via Kengeri, Mysore Road.
  • Established townships such as Prestige Lake Ridge, completed in January 2022, so you can inspect what you buy.

Cons and risks

  • No metro station in the locality itself; last-mile connectivity decides whether the metro helps you.
  • Wide price spread within the area, so a seller's asking price may reflect the premium end rather than your building.
  • Heavy traffic on Kanakapura Road and Uttarahalli Main Road at peak hours.
  • Some layouts here are older and may have khata or conversion issues; check A-khata status.

Who it suits, and our verdict

Uttarahalli suits families who want calmer surroundings, a gated community, and a route to the Green Line, and who are comfortable with a modest commute. Our view: choose by the specific project and its distance to a Green Line station, and check a ready project before committing to a launch.
