Rajarajeshwari Nagar, usually shortened to RR Nagar, sits along Mysore Road in south-west Bengaluru. Per Wikipedia, it is bordered by Nagarbhavi and Bangalore University to the north, Hosakerehalli to the east and Kengeri to the south-west, and it is part of Ward 160 with a 2011 population of 56,897. It has been a family-oriented residential area for decades, which shapes both its strengths and its limits as a place to buy.

This guide covers location and connectivity, the housing stock, one listed project, indicative prices, and the risks that deserve a hard look before you sign. All prices are indicative; we label each source and date.

Location and metro connectivity

RR Nagar is served by the Purple Line of Namma Metro. Per Wikipedia's Purple Line page, the Rajarajeshwari Nagar station opened on 30 August 2021, along with its neighbours Pantharapalya-Nayandahalli to the east and Jnanabharathi and Pattanagere to the west. The line runs on towards Kengeri and Challaghatta (opened 9 October 2023) and east through Vijayanagara, Majestic (interchange with the Green Line) and Cubbon Park to Whitefield (Kadugodi).

The Pink Line does not serve this side of the city. The Green and Yellow Lines are reached by changing at Majestic and R.V. Road respectively, so a commute to south Bengaluru or the Electronic City side is a two-leg metro trip or a road trip.

Schools, hospitals and daily life

  • Education: Wikipedia lists the Global Academy of Technology campus in RR Nagar, and a planned 14-acre campus for Karnataka Chitrakala Parishath. Nearby Kengeri hosts RNS Institute of Technology and R.V. College of Engineering.
  • Healthcare: Rajarajeswari Medical College and Hospital sits on a 25-acre campus on Mysore Road (Kambipura), per its Wikipedia entry, and Sapthagiri Medical College is also in the RR Nagar area.
  • Community and retail: Gopalan Arcade Mall, the Rajarajeshwari and Dwadasha Jyotirlinga temples, and the arch on Mysore Road that marks the main entrance are the landmarks most residents use for directions. A volunteer group, Swachh RR Nagar, has run garbage-monitoring efforts, with CCTV installed in 2019, per Wikipedia.

Housing stock: older layouts and newer towers

RR Nagar's core is a mix of independent houses and low-rise apartment buildings, with newer gated communities appearing on the outer edge towards Kenchenahalli and Kengeri. If you want a house on a plotted layout, expect older construction and variable title documentation; if you want a society with a clubhouse and lifts, you will be looking at a newer project on the periphery of the locality.

Projects to look at

  • Sumadhura Pramoda, Kenchenahalli (RR Nagar, Mysore Road): 2 and 3 BHK apartments listed at ₹1.3-1.95 crore, under construction with possession shown as December 2028 (per the Property Point catalogue). Confirm the RERA registration and current price sheet with the developer.

Prices: what the data says

Homebazaar's property-rates table, published on 22 May 2026, shows Raja Rajeshwari Nagar at about ₹8,350 per sq ft and Kengeri at about ₹7,600 per sq ft; it does not state the exact period or underlying listings, so treat it as an indicative asking rate. For a wider reference point, ANAROCK's Q2 2026 report puts the average quoted rate on the Mysore Road micro-market at ₹8,040 per sq ft, up 2% quarter-on-quarter, against a citywide average quoted base selling price of ₹9,450 per sq ft. In other words, RR Nagar sits below the city average, and in line with the Mysore Road corridor.

Rents: ANAROCK reports average quoted rents on Mysore Road of ₹20,000-26,000 per month for a 1,000 sq ft 2 BHK, unchanged quarter-on-quarter. That is a corridor figure; we did not find a sourced RR Nagar-specific rent.

Pros

  • A Purple Line station within the locality, offering a rail commute to Majestic and the central business district.
  • Lower entry prices than the south and east of the city.
  • Established social infrastructure, temples, schools and hospitals within a few kilometres.
  • Access to Mysore Road and, further out, the NICE Road corridor.

Cons and risks

  • West Bengaluru is a smaller market. ANAROCK reports that West Bengaluru held a relatively small share of Q2 2026 sales, with sales up quarter-on-quarter but down year-on-year, so resale liquidity can be thinner than in the east or south.
  • Older plots and houses: confirm A-khata, approved plan and conversion papers. Banks and public-sector lenders often avoid B-khata assets (per Vault Proptech), though the state has run conversion windows.
  • Mysore Road traffic is a daily reality at peak hours; test the drive at the time you would commute.
  • Redevelopment or lake and drain constraints can affect specific plots; check the local ward records.

Who it suits, and our verdict

RR Nagar suits families who work around Majestic, Vijayanagar or the west, want a school-and-temple neighbourhood and are price-sensitive relative to the south. It is less suited to buyers whose office is on Outer Ring Road or in Whitefield. Our view: a solid end-user locality with a metro station and moderate prices, where the choice of building and khata matters more than the pin code.
