Updated 23 October 2026. We read the RERA record, the parent company's quarterly update and the marketing page that day. This guide adds what listings leave out: the exact carpet areas, the BDA plan approval, the parking count and the real cost per sq ft of carpet.

Provident Equinox 6 fact file

  • Promoter: Provident Housing Limited (Karnataka RERA), part of Puravankara. Puravankara counted Equinox 6, at 0.66 million sq ft, among its July–September 2026 launches (ThePrint/ANI, 13 October 2026).
  • RERA number: PRM/KA/RERA/1251/310/PR/180926/008948, approved 18 September 2026 (Karnataka RERA).
  • Address on record: Venkatapura village, Kengeri hobli, Bengaluru South taluk, 560060 (Karnataka RERA).
  • Land: 26,911 sq m, about 6.65 acres (Karnataka RERA; conversion ours). The marketing page describes it as the last five acres of the 60-acre Provident Sunworth City (providentequinox.com).
  • Towers: Block 1 Wings A–D and Block 2 Wings A–C, each with a stilt, 12 floors, one basement and 96 homes, eight per floor (Karnataka RERA).
  • Plan approval: Bangalore Development Authority, plan BDA/NM/AS/AA-3/TS-2/D/17/2026-27, approved 18 August 2026 (Karnataka RERA).
  • Parking: 410 covered and 347 open slots for 672 homes (Karnataka RERA).

  • The marketing page states it is run by a channel partner, not Provident Housing. Get the official cost sheet from the developer.

How does the price compare with Kengeri?

By our arithmetic, ₹79.69 lakh for 883 sq ft is about ₹9,025 per sq ft of saleable area, or about ₹12,690 per sq ft of carpet. Carpet is about 71% of saleable area here.

Square Yards' average asking price for Kengeri was about ₹7,650 per sq ft in June 2026, up from ₹7,150 in December 2025 (Square Yards, read 12 October 2026). That average includes older resale flats, so a new launch at a premium to it is normal. Within the same township, Provident Equinox 4 near NICE Junction is listed from ₹73.49 lakh (Property Point's listings, developer information, October 2026). See Kengeri.

Where is it, and how is the connectivity?

What to check before you book

  • Compact sizes: a 628 sq ft carpet 2 BHK is efficient but small. Ask for the furniture layout on the floor plan, not only the area.
  • 3 BHK price: it is not published. Ask for it in writing with the floor-rise and preferential location charges.
  • Balconies: the RERA record lists about 2 sq m of balcony per 2 BHK and about 5 sq m per 3 BHK on average. Confirm on your unit plan.
  • Parking: 410 of the 757 slots are covered. Ask whether your price includes a covered slot.
  • Water: the RERA form names H Gollahalli panchayat as the source. Ask about the long-term supply plan.
  • Agreement: completion date 31 December 2030 and your unit's carpet area must match the RERA record.
