Hosa Road is both a road and a Yellow Line station. The station is an elevated stop on the north-south corridor between Singasandra and Beratena Agrahara, with three entry and exit points: A and C towards the Basapura Main Road side and B towards the Hosa Road side (per Wikipedia). That detail is useful, because it shows the station faces two quite different catchments, one a village-road grid and one a more established apartment belt.
Where it sits on the map
Hosa Road lies on the Hosur Road corridor, between Silk Board and Electronic City. The Electronic City Elevated Expressway, a 9.985 km elevated highway from Silk Board to Electronic City inaugurated on 22 January 2010 (per Wikipedia), runs overhead on the main road. The expressway is a tolled link and helps through-traffic, but it does not solve local junction congestion at street level.
The metro adds a second spine. After Hosa Road the line continues south to Beratena Agrahara, Konappana Agrahara (named for the Infosys Foundation) and Electronic City. Going north you reach Singasandra, Kudlu Gate, Hongasandra and Bommanahalli before Central Silk Board.
Price signals
Magicbricks shows an average asking rate of about ₹10,459 per sq ft for multistorey apartments in Hosa Road for Jul-Sep 2026 (updated October 2026), up 2% quarter on quarter, within a range of about ₹7,603 to ₹13,314. The same page shows residential houses at about ₹6,724 per sq ft and residential plots averaging about ₹88,482 per sq yard, up 10% on the quarter. A small sample can swing plot averages sharply, so we would not read much into the plot number.
ANAROCK's Q2 2026 report gives the nearest published benchmark: Electronic City's average quoted base price was ₹7,450 per sq ft with quoted rents of ₹20,000-31,000 a month for a 2 BHK. Hosa Road's asking rate on Magicbricks is therefore well above the Electronic City average, which is consistent with its position closer to the HSR and Sarjapur side. That premium is an asking-rate comparison, not a verified resale differential.
Projects
Property Point currently lists Assetz Mizumi Reserve (Assetz Mizumi Reserve Kudlu Off Hsr Layout Hosa Road), which the listing places at Kudlu off HSR Layout and Hosa Road. It offers 3 and 4 BHK apartments at about ₹2.47-3.22 crore as a new launch, with possession shown as December 2030. A 2030 possession means the Yellow Line, not a lived-in neighbourhood, is the pocket's only proven infrastructure when you sign.
Other developers are active along Hosa Road but we have not verified specific launches beyond the listing above, so we do not name them.
What works
- A station in the middle of the Yellow Line, so you can reach both the Electronic City employer base and the Silk Board interchange without driving.
- Access to two catchments from the same station, which helps rental liquidity when one cluster is soft.
- A price point that is below the HSR core and above Electronic City, which suits a household that wants a middle position.
What to check before paying a token
- Khata status. Many parcels on Bengaluru's periphery sit in former panchayat or revenue-layout areas. Karnataka's cabinet approved regularisation of B-khata properties registered on or before 30 September 2024 and said no new B-khata would be issued for unauthorised construction after that date (per The Realty Today, July 2025). A project should come with A-khata or a clear e-khata route; for a resale flat, insist on the khata certificate and extract.
- Station-to-gate walk. The three entry and exit points are on two different roads, so the walk from a particular tower can be very different. Walk it.
- Water. Ask which supply the project relies on and what the association pays for tankers in April and May.
- Frequency. The line opened with three trains at a 25-minute interval (per Deccan Herald). Look up the current headway on the BMRCL website.
Phase 3A, in perspective
The Hebbal-Sarjapur Phase 3A line is a different corridor and does not run through Hosa Road. Its revised detailed project report lengthened it from 36.58 km to 37.8 km and moved the likely opening to around April 2033, with central approval still pending (per Wikipedia and Deccan Herald, July 2026). For a Hosa Road buyer it matters only if you expect to travel to Koramangala, Agara or Bellandur and want a future rail option on that side.
Who it suits
Households with one earner at Electronic City and another along the ORR or in HSR, or those who value being mid-corridor. If your daily destination is Whitefield or the airport, this is a longer commute even with the metro, and you should test it before committing.
Our verdict
Hosa Road is a metro-led pocket whose appeal rests on the station being genuinely walkable from the specific project. It is a reasonable shortlist candidate, but do not pay a headline premium for 'metro adjacency' without checking the walk, the khata and the building's water source.
