Anekal is a major town and the taluk headquarters of the same name in Bengaluru Urban district, about 36 km from the centre of Bengaluru and around 15 km from Hosur and Electronic City (per Wikipedia). It is within the Bangalore Metropolitan Region but is a separate town with its own character, older than most of the localities in this series. The Chandapura-Anekal stretch is described by Wikipedia as an emerging residential hub, and the population has nearly doubled since 2011.
Prices: a number to be careful with
Magicbricks shows an average asking rate of about ₹13,250 per sq ft for multistorey apartments in Anekal for Jul-Sep 2026 (updated October 2026), up 13% quarter on quarter, in a range of about ₹10,093 to ₹16,407. At face value that would put Anekal above Electronic City (ANAROCK Q2 2026: ₹7,450), above Bommasandra (about ₹7,951) and above Chandapura (about ₹7,077 on Magicbricks), which contradicts everything else we know about the area's price ladder. The likelier explanation is a very small listings sample dominated by a few premium projects. We therefore do not use the apartment average as a benchmark.
The more useful number is plots: Magicbricks shows an average of about ₹26,976 per sq yard, up 3% on the quarter, which is lower than Jigani (about ₹40,690), Bommasandra (about ₹41,181), Attibele (about ₹44,259) and Chandapura (about ₹34,601) on the same site. Anekal is the cheapest of those on land.
Connectivity
Anekal is connected by road to Jigani, Chandapura and Hosur, and BMTC buses run to Majestic. DEMU/MEMU trains link Anekal Road railway station with Yeshwantpur and Bangalore City Junction, with services including the Yeshwantpur-Hosur MEMU (per Wikipedia). The nearest Namma Metro station is Bommasandra on the Yellow Line, about 13 km away according to Wikipedia. That makes the Yellow Line a drive-and-ride proposition, not a walk.
Large employers in Anekal taluk include Infosys, Biocon, Wipro, Syngene, TCS and Accenture, according to Wikipedia, alongside the Jigani industrial belt 10 km away.

- Metro: 13 km to the nearest station. Do not expect rail-led premium here.
- Thin, volatile data: the apartment average is unreliable and the plot average comes from fewer sales than in established areas. Insist on registered comparables.
- Plot risk: buying land on the periphery requires title diligence, conversion status (agricultural to residential), layout approval and the right khata. A defective title is the costliest mistake in this market, so use a property lawyer.
- Water and drainage: as a lower-density area, it commonly relies on borewells. Check groundwater and lake-bed exposure.
Who it suits and our verdict
Anekal suits buyers with a long horizon, a plot or farmhouse intent, or an employer in the taluk. It is not a fit for buyers who depend on the metro or on easy resale.
Verdict: a land-and-patience location. Take the low plot rates as a reflection of distance and uncertainty rather than a bargain, and do the title work first.
