Bommanahalli is one of Bengaluru's civic zones and also a locality on Hosur Road (National Highway 44), close to Silk Board and within reach of Electronic City. It has long been the cheaper sibling of HSR Layout and Koramangala. The metro station, also known as Roopena Agrahara, is the first Yellow Line stop after Central Silk Board, with two entry and exit points that both face the Bommanahalli side.

Prices

Magicbricks reports an average asking rate of about ₹7,957 per sq ft for multistorey apartments in Bommanahalli for Jul-Sep 2026 (updated October 2026), up 7% quarter on quarter, within a range of about ₹6,183 to ₹9,732. Residential houses average about ₹6,751 per sq ft and plots about ₹55,537 per sq yard.

That makes Bommanahalli broadly comparable on asking rates to Bommasandra (about ₹7,951) and above the Electronic City average (about ₹7,450 in ANAROCK's Q2 2026 report), while sitting well below Kudlu Gate (about ₹14,359). The 7% quarterly rise is large; a single quarter in one locality is not a trend.

Connectivity

Metro: Bommanahalli station is wheelchair accessible at both entry and exit points (per Wikipedia). The line carries you north via Central Silk Board, BTM Layout, Jayadeva Hospital and Ragigudda to RV Road, where it meets the Green Line. South of Bommanahalli the next stations are Hongasandra and Kudlu Gate.

Road: Hosur Road is the spine, with the Electronic City Elevated Expressway beginning at Silk Board. The Silk Board junction is the area's recurring bottleneck. The metro bypasses that bottleneck rather than removing it.

Social infrastructure

Wikipedia notes that the Oxford College of Engineering and the Oxford Dental College, Hospital and Research Centre are located in Bommanahalli. Beyond that we could not source a verified list of schools and hospitals, and we prefer to say so rather than copy a portal list we cannot verify. Check the specific schools you want against the drive time from the specific tower.

Risks: drainage, water and density

  • Flooding: Citizen Matters has documented encroached storm-water drains and homes flooded in Hongasandra and Bommanahalli, including a reported case where more than 2.5 km of a rajakaluve had shrunk. Those reports are older than 2026 and we cannot say what has improved since, so inspect the area after a heavy rain and ask residents.
  • Water and sewage: Deccan Herald's pre-election series (26 March 2022) identified water supply and overflowing sewage as the biggest issues in the Bommanahalli assembly segment. Wikipedia also states that residents tend not to be connected to the city's water network and rely on tankers and wells. These are dated statements, so confirm the current source for any building you consider.
  • Density: the area has a mix of old layouts, industrial and commercial use, and new towers. Look at the street width and parking before you fall for an amenity brochure.
  • Khata: older layouts in the zone may have B-khata properties. Karnataka's July 2025 decision covers B-khata properties registered by 30 September 2024 and says no new B-khata will be issued for unauthorised construction after that (per The Realty Today).

Who it suits and our verdict

Bommanahalli suits value-focused buyers and investors who want a metro-connected address near Silk Board at a lower entry price than HSR Layout, and who are prepared to do heavier diligence on drainage, water and documents. It is less suited to families who prize quiet and wide streets.

Our view: attractive on paper because of the price gap and the metro, but the risks are specific and documented. Treat a flood and water check as mandatory, and compare with Singasandra and Kudlu Gate before you decide.
