Akshayanagar is a south Bengaluru locality reached from Bannerghatta Road via Begur Road, close to the Hulimavu and Arekere belt. For a buyer, its single biggest feature is Prestige Southern Star, a township-scale project that dominates the supply. Around it are small local apartment buildings priced very differently. This guide is mostly about telling those two markets apart.

Prestige Southern Star: two listings, two answers

Property Point's catalogue carries two Southern Star entries that do not match. One, tagged Akshayanagar (Begur Road), lists 1 to 4 BHK homes at ₹82 lakh-₹3.61 crore with possession in September 2029. The other, tagged Begur, lists 2 and 3 BHK homes at ₹1.1-1.8 crore with possession in December 2028 and a different K-RERA number. Square Yards' project listing shows 2,130 units on about 32.5 acres, with a 1 BHK of 695 sq ft from about ₹90.35 lakh.

These probably represent different phases or tranches registered separately, but we cannot confirm that from the pages we read. The practical advice is to ask the developer which K-RERA registration your unit sits under and read the possession date on that registration, not the brochure. Different phases can have different delivery dates and different completion risk.

The scale cuts both ways. A 2,000-plus unit township brings clubhouse amenities and retail in-house, but also a long construction period, heavy traffic during the build, and a resale market that will depend on the building's maintenance quality years from now.

Smaller local projects and the price spread

PropertyPistol's Akshayanagar page lists indicative asking prices of about ₹10,690 per sq ft for Suraksha Springs (2 and 3 BHK, 741-941 sq ft carpet, from ₹79.22 lakh, around one year to possession) and about ₹6,800 per sq ft for Casagrand Amor (1 and 3 BHK, 512-1,999 sq ft built-up, from ₹34.81 lakh). The page lists the locality's average as a range of ₹6,800-₹10,690, derived from these two listings, so do not treat it as a market average.

The wider Bannerghatta Road corridor was described by PropNewz, citing 99acres in mid-2026, as averaging about ₹9,650 per sq ft with a range of ₹6,500-₹14,150, and Arekere at about ₹10,350. A 1 BHK at ₹90 lakh in Southern Star implies a rate well above the local small-project band, which is the premium for a branded township, not a sign of an overpriced market.

Metro and roads

Akshayanagar's metro story runs through the Pink Line's elevated stations, notably Hulimavu and Bilekahalli (IIM-B), on a 7.5 km stretch between Kalena Agrahara and Tavarekere that, per ETV Bharat on 2 September 2026, awaited safety inspection and an inauguration date. Walking distance from the township to a station depends on the road network off Begur Road, so ask for a measured route rather than a map radius.

Schools and hospitals

We did not find a reliable named list of schools or hospitals for Akshayanagar in the sources we read. The Bannerghatta Road belt does include IIM Bangalore, Apollo Hospitals and the Sri Jayadeva Institute of Cardiovascular Sciences (per PropNewz), but those are several kilometres away along a congested road. Before buying, map the nearest emergency room and your school choices and test the drive at peak times.

Advantages

  • A choice between branded township living and small local buildings within the same locality.
  • Access to Bannerghatta Road, NICE Road and the Pink Line corridor.

Risks and trade-offs

  • Listing inconsistency on the largest project, as above. Do not sign without the K-RERA page and the allotment letter matching.
  • Construction timeline risk for a township: possession dates of 2028-2029 are years away, so confirm the payment plan is construction-linked and the escrow account is live.
  • Traffic and pollution during a multi-year build in a still-developing area.
  • Small local projects: verify the sanctioned plan and occupancy certificate, since low prices sometimes reflect deviations.

Who it suits, and our view

The township suits buyers who want amenities and a managed community and are prepared for a possession date near 2029. The small local buildings suit price-sensitive buyers who can verify the paperwork. It is a weaker fit for someone who needs to move within a year and wants certainty about the commute, because the metro and road improvements are still in progress.

Our view: attractive for end-users who value a branded, large-scale community and have done their own comparison of the two Southern Star listings; cautious for anyone relying on a headline price per sq ft.
