Haralur, often spelled Harlur, is an east Bengaluru locality on Haralur Road, a connector that ties Sarjapur Road to the HSR Layout and Hosur Road side. ANAROCK classes Harlur Road under east Bengaluru, alongside Sarjapur Road, Bellandur and Varthur Road. For a buyer that classification is useful: the pricing logic follows Sarjapur Road and Bellandur more than it follows Hosur Road.

For Jul-Sep 2026 (updated October 2026) its Haralur page shows an average asking rate of about ₹13,459 per sq ft for multistorey apartments, flat on the previous quarter, within a range of about ₹9,890 to ₹17,028. Its Harlur page shows about ₹12,483, up 0.1%, within a range of about ₹9,463 to ₹15,502. A third nearby entry, Ambalipura Haralur, averages about ₹14,180. The three numbers differ by up to 14%, which reflects different catchments and samples rather than a clear price gap.

Against ANAROCK's Q2 2026 benchmark of ₹11,560 per sq ft on Sarjapur Road and ₹9,450 across Bengaluru, Haralur's asking rates sit at a premium to the corridor average. The 2 BHK quoted rent range on Sarjapur Road in the same report is ₹33,000-46,500 a month. These are quoted values, not transaction prices.

Connectivity

Haralur is not on any metro line today. Its nearest rail options are the Yellow Line stations to the south, such as Hosa Road and Kudlu Gate, which are a road trip away, and the planned Phase 3A line to the east along Sarjapur Road (Carmelaram, Agara and Bellandur Gate), which is unapproved and expected around 2033. The practical commute is by road to the ORR, to Sarjapur Road or to HSR Layout.

ANAROCK's report says Sarjapur Road has signal-free corridor work and flyovers or underpasses at most high-traffic junctions. Haralur Road itself is a junction-heavy connector, so the best test is a peak-hour drive in both directions.

Schools, hospitals, retail

Locality overviews name schools on Haralur Road such as Vibgyor High and Mount Litera Zee School, and ANAROCK's corridor list places Manipal Hospital, Sakra World Hospital and Narayana Institute of Cardiac Sciences within the Sarjapur Road belt. Apollo's Sarjapur Road hospital is described by Apollo as a 200-bed facility opposite Decathlon. We did not verify school admission policies or exact distances, so confirm them for your short list.

Pros

  • Position between HSR Layout, Sarjapur Road and the ORR gives access to three job and amenity clusters by road.
  • A mature, supplied locality with many gated communities and a deep rental market on the Sarjapur-Bellandur side.

  • No rail today and a long wait: Phase 3A is a 2033-ish proposition with central approval pending (Deccan Herald, July 2026).
  • Waterlogging and traffic: news coverage has repeatedly reported waterlogging and gridlock at Haralur Junction during heavy rain. We have not verified the current state of the drainage works, so check on site.
  • Premium pricing: with asking rates already above the Sarjapur Road average, your buying margin is thinner. Compare all-in costs rather than headline rates.
  • Spelling and boundary confusion: because portals split the area, verify the exact address, ward and approving authority of any flat, and use the registered documents rather than portal labels.
