HRBR Layout is a set of numbered blocks in Bengaluru's north-east that sit between Kammanahalli to the south, Kacharakanahalli to the west and Hennur Gardens to the north. Housing.com's neighbourhood summary puts the 3rd Block close to Chelekere Lake and gives the PIN as 560043. Like the rest of the Kalyan Nagar zone, it is a planned layout of independent houses, small apartment blocks and a handful of newer low-rise projects.
Its reputation is as a calm, convenient residential layout rather than an investment frontier. The question for a buyer is whether the Blue Line changes that, and how much of the layout's pricing already reflects the station.
The Blue Line station
The HRBR Layout station sits between Horamavu and Kalyan Nagar on the Blue Line's Phase 2B, per Wikipedia's station listing. Housing.com's summary says it is about 500 m from the 3rd Block and expected by December 2027, while the nearest operating Purple Line station, Benniganahalli, is 6.5 km away. Wikipedia's Blue Line article lists Phase 2B as December 2028, and we flag this conflict rather than pick one.
What this means in practice: until the line operates, HRBR residents depend on roads, and the main arterial streets (the Outer Ring Road, Kammanahalli Main Road) are the ones residents avoid at peak hours. After it opens, the walkable ring around the station will gain value relative to blocks beyond it.
Prices: a layout, not one market
Square Yards figures quoted elsewhere on its Banaswadi and Kalyan Nagar pages put HRBR Layout at about ₹7,900 per sq ft in June 2026, down roughly 5% on the quarter. A Housing.com-sourced search summary shows about ₹8,300 per sq ft as an average asking price for apartments, and gives a figure of ₹9,545 per sq ft as the starting price in HRBR 3rd Block, with an average of ₹11,036 and a 13% fall over a year. Another listing in the same search shows a project, Tulip Menor, moving from about ₹6,150 to ₹6,350 per sq ft in the second quarter of 2026.
These numbers conflict, and that is the point: HRBR contains brand-new low-rise buildings, older flats, independent houses and plots, and plot values in the 4th Block were cited near ₹20,000 per sq ft in the same search. Use a per-building comparison. A flat in an older block with a 2010s building will not be priced like a house on a corner plot in the 3rd Block.
Schools and hospitals
This is where HRBR is strongest. Housing.com's summary lists Sinclairs High School (about 800 m), St Vincent Pallotti School (1.3 km) and New Baldwin International School Banaswadi (1.9 km), plus Maxwell Public School, SJR Public School and JSS Public School in the HBR Layout area. For healthcare it names Motherhood Hospital (about 1 km), Cloudnine Hospital (1.3 km), Ovum Hospitals (1.1 km) and Sri Sai Hospital. The concentration of maternity and children's care is unusual for a mid-priced layout and suits young families.
Risks and trade-offs
- Traffic: the summary notes that peak-hour traffic can be frustrating and some internal roads are narrow. Test your exact lane at 9 am and 6 pm.
- Mixed approvals: in layouts like this, always confirm A-khata/e-khata status with the sale deed. Karnataka has set e-khata as the digital form of A-khata, mandatory for BBMP properties from 1 July 2025, according to a summary of ETV Bharat and other reports. B-khata is harder to finance.
- Chelekere Lake proximity: lake-edge plots and buildings should be checked against the lake buffer rules and past flooding in your lane.
- Metro timing: December 2027 versus December 2028 is a year of difference for a buyer who needs the station for a commute.
- Thin new supply: you may find fewer large, amenity-rich projects than in Hennur or Thanisandra. Compare against those corridors if you want a clubhouse.
Who HRBR Layout suits
Families who value schools and hospitals within a kilometre, buyers who prefer an independent-house or low-rise lifestyle, and people working at Manyata, along the ORR or in the Hebbal-Hennur belt. It is less natural for buyers who want a large gated community, or for investors counting on a rapid price jump when the metro opens, since the layout's pricing already varies a great deal block by block.
Our verdict
HRBR Layout is a quiet, convenient pocket with strong amenities and a station within walking distance of part of it. It rewards careful building-level selection and punishes assumptions about averages. Make your shortlist from comparable buildings within one or two lanes of each other, verify e-khata, and plan for a late metro.
