Hulimavu, formerly Amarapura, is a south Bengaluru locality on Bannerghatta Road within the Bommanahalli zone, per Wikipedia. Arekere lies just to the north. Both are the kind of neighbourhoods that sit between the IIM Bangalore and Jayadeva Hospital belt and the farther-out Begur side. Pink Line status: what is and is not confirmed
The Pink Line's 7.5 km elevated section from Kalena Agrahara to Tavarekere has six stations: Kalena Agrahara (Gottigere), Hulimavu, IIM-Bangalore (Bilekahalli), JP Nagar 4th Phase, Jayadeva Hospital and Swagath Road Cross (Tavarekere), per NativePlanet and Wikipedia. As of 6 October 2026 it had not opened. NativePlanet reports that the Commissioner of Metro Railway Safety was due to inspect it on 6 to 8 October, with services possible in the second or third week of October, depending on clearances. Earlier targets, including May and 15 August 2026, slipped (per Deccan Herald and Business Today). The underground section from Dairy Circle to Nagawara is targeted for March 2027 per Wikipedia. Treat all dates as targets until BMRCL confirms.
Healthcare, schools and landmarks
- Schools: BGS National Public School and AECS Maaruti Magnolia School (per Wikipedia).
- Healthcare: Narayana Nethralaya's NN4 centre is on Bannerghatta Road, Hulimavu, and Fortis Hospital is on Bannerghatta Main Road opposite IIM, in Bilekahalli. Narayana Hrudayalaya acquired three land parcels in Hulimavu for ₹246 crore in February 2025 (per The Realty Today), indicating continued medical investment.
- Landmarks: Royal Meenakshi Mall, Mantri DSK Pinnacle (described by Wikipedia as the city's tallest completed skyscraper), the Sri Ramalingeshwara Cave Temple and the Kodandarama Swami Temple.
Housing stock
Hulimavu and Arekere have older independent houses and small apartment buildings, plus a range of mid-sized gated communities and a few towers. Two examples from portals show the lower end: SV Crescent in Hulimavu, listed with 2 BHK homes of 1,070-1,190 sq ft at ₹58.85-65.45 lakh, and Sai Sunshine Apartment in Arekere, a 2 BHK of 840 sq ft listed at ₹60.5 lakh (about ₹7,202 per sq ft). These are listing-portal examples, not recommendations, and prices change.
On the wider corridor, ANAROCK's Q2 2026 report names Godrej Vanantara on Bannerghatta Road (2,008 units, quoted at ₹12,000 per sq ft) among the quarter's key launches, which illustrates how far new-launch pricing can sit above older resale stock.
Prices: why the sources disagree
Homebazaar's May 2026 table lists Hulimavu at about ₹7,350 per sq ft, while a Housing.com page quotes an average asking price of ₹11,400 per sq ft, and the two portal listings above sit near ₹5,500 and ₹7,200. These cannot all describe the same stock. The differences reflect age, floor, distance from the main road and whether new launches are included. ANAROCK reports that South Bengaluru, which includes Begur Road and Bannerghatta Road, was the only zone with growth in sales both quarter-on-quarter and year-on-year in Q2 2026, and its launch share was 28% of the city's total. Use the range as a reminder to compare specific buildings.

Cons and risks
- Metro dates have slipped repeatedly; do not pay a premium for a station that is not yet running.
- Bannerghatta Road is congested, and the Pink Line's underground section is not due until March 2027 (a target).
- Hulimavu Lake has repeatedly dried, with a 2019 bund breach and encroachment reducing it by 20 acres, per Wikipedia; restoration efforts resumed in 2025. Check flooding and water-table issues for your specific plot.
- Wide price spreads and older stock mean khata, plan and occupancy checks are essential.
Who it suits, and our verdict
Hulimavu and Arekere suit families and professionals who work near IIMB, Jayadeva or Bannerghatta Road and want to be on the Pink Line route. Our view: the location story is real, but wait for confirmed operations before pricing in the metro, and always check the building-level price against both listings and comparable registered sales.
