Horamavu is a residential suburb in east Bengaluru that borders Ramamurthy Nagar, Banaswadi, Kalkere and Kalyan Nagar, per its Wikipedia entry. It has grown mainly as an overspill neighbourhood for people working along the Outer Ring Road and at Manyata, and for those who want a flat in the east without paying Whitefield or Indiranagar rates. What is changing now is transit: the Blue Line's Phase 2B includes an elevated Horamavu station, and that is the main reason the locality keeps appearing in buyer shortlists.

This guide is deliberately cautious. Horamavu has some of the largest swings in published prices among the localities we reviewed, two lakes with documented water-quality and flooding problems, and a metro date that has moved before. None of this rules it out. It does mean the specific building and street deserve more scrutiny than usual.

Location and how you get around

Horamavu is in the BBMP area of east Bengaluru, with PIN 560113. BMTC runs routes to Kempegowda Bus Station, Shivajinagar, KR Market and HSR Layout from here (the 301 series and 302G are named on Wikipedia). The long-distance railway stations at Krishnarajapura and Sir M. Visvesvaraya Terminal are the closest rail options, and Wikipedia also records a planned Horamavu station on the suburban Kanaka line, with completion shown as 2030, which is a long way off and should not be priced into a purchase today.

The Blue Line's Phase 2B station list, per Wikipedia, runs Krishnarajapura, Kasturi Nagar, Horamavu, HRBR Layout, Kalyan Nagar, HBR Layout, Nagawara, Veerannapalya, Kempapura, Hebbala and on to the airport. Horamavu is therefore the second stop after KR Puram on the airport-bound side. Until it opens, the nearest operating Purple Line station for most residents is at Krishnarajapura or Benniganahalli, reached by road.

The metro dates, honestly stated

Sources disagree on the Blue Line schedule. Wikipedia's Blue Line article lists Phase 2A for December 2027 and Phase 2B for December 2028, and notes that an official in June 2023 had talked of completion around December 2026. A Karnataka outlet reported on 30 September 2025 that BMRCL's plan was Silk Board to KR Puram by late 2026, Hebbal to the airport by mid-2027 and KR Puram to Hebbal by December 2027. The Horamavu Wikipedia entry itself targets December 2027 for its station.

For a buyer, the sensible reading is that the station is real and under construction, that every published date for it has been later than the one before, and that a loan decision should work even if it opens a year after the earliest date. The line's construction was also reported to have stopped for nine months after a fatal accident at HBR Layout in 2023, which is part of why schedules slipped.

Prices and rents: read the volatility

Square Yards' Horamavu page (June 2026) shows an average asking rate of about ₹8,750 per sq ft, against ₹6,550 in September 2025, ₹6,650 in December 2025 and ₹6,600 in March 2026. A single-quarter move of roughly 32% is much more likely to reflect a change in which listings were live, including a few premium ones (the page names Aryav Crosswinds near ₹13,200 and Prestige Gulmohar near ₹13,050), than a sudden repricing of the suburb. The same page shows ready-to-move stock at about ₹6,060 per sq ft across 234 units and under-construction stock near ₹6,500, which is a more representative picture of everyday Horamavu flats.

Other portals do not agree with each other either. A Housing.com-sourced search summary showed an average of about ₹7,200 per sq ft with a 26% one-year rise, and another listing in the same search showed ₹6,100 with an 18% rise. Square Yards also shows a government registration rate of about ₹5,250 per sq ft, which is the floor your stamp duty is likely to be computed on.

On rents, Square Yards (June 2026) quotes about ₹41,150 a month for a 2 BHK and ₹57,350 for a 3 BHK, with a gross yield of 4.25%. Treat these as asking-rent indications drawn from a small sample, not a promise of income.

Schools, hospitals and daily life

Wikipedia names VIBGYOR High and Orchids The International School among notable schools, and lists Aster and Manipal hospital facilities nearby. The ORR gives access to the Manyata and Hebbal side in one direction and to KR Puram and the Whitefield-bound Purple Line in the other, so household commutes often split across both. Water is supplied by the Bangalore Water Supply and Sewerage Board from the Cauvery, though Wikipedia notes resident-reported pipeline leakage, and many larger apartment communities supplement with tanker water and borewells.

Risks to check before you pay a token amount

  • Lakes and sewage: Horamavu Agara Lake was rejuvenated in 2023 but later reports describe sewage inflow, broken fencing and encroached stormwater drains. Deccan Herald has reported houses near the lake being inundated and the lake overflowing with sewage during monsoon.
  • Kalkere flooding history: Deccan Herald reported that the BBMP Chief Commissioner ordered the lake's waste weir to be lowered by two feet to stop water entering Balaji Layout, Kaveri Nagar and Sai Layout. If a building is in that part of the area, ask residents what happened in the last two monsoons.
  • Basement and ground-floor exposure: in one heavy-rain episode reported by The News Minute, Horamavu and Hagadur were among the areas recording the highest rainfall. Ask for the plinth height relative to the road and whether stilt parking has flooded.
  • Roads and drainage: housing portals mention peak-hour congestion, poor roads in stretches and blocked sewage lines. Drive the last 500 metres to the building at 9 am on a weekday.
  • Khata: older layouts around Horamavu include B-khata properties. A B-khata flat is harder to finance and resell; Karnataka launched a time-limited B-khata to A-khata conversion drive on 1 November 2025, but ETV Bharat reported only 1,169 applications in its first week against about 7.5 lakh B-khata properties in Bengaluru. Insist on e-khata (A-khata) with the sale deed.

Who Horamavu suits

End-users working along the ORR or at Manyata who want a ready flat at a moderate price and are willing to accept a rough-edged neighbourhood. Investors should be conservative: the 4.25% yield is a sample estimate, the price run-up already includes the metro story, and ready stock is thinly traded in some buildings. Buyers who need new, amenity-heavy gated communities will find less choice here than on Hennur Road or in Whitefield.

Our verdict

Horamavu is a reasonable value-led pick for a home you will live in, provided you choose a building away from the lake edge, confirm e-khata, and treat the Blue Line as a future benefit rather than a present one. Do not anchor on the 2026 portal jump. Compare ready-flat prices around ₹6,000 to ₹7,000 per sq ft, check recent registered values with your lawyer, and visit in the rainy season if you can.
