Kammanahalli covers about 1.92 sq km in north-east Bengaluru and had roughly 68,000 residents according to Wikipedia. It is bounded by Kalyan Nagar, Banaswadi and Lingarajapuram, and is nicknamed Kamanhattan for its mix of churches, temples and mosques side by side and for communities from Africa, the Arab world, Korea and Russia. Wikipedia describes it as a commercial hub with retail, residential areas and dining, which gives it a more urban feel than some neighbours.

For a buyer the notable thing is the price dispersion. A new premium tower and a thirty-year-old walk-up can both be called Kammanahalli, and the published averages cannot tell them apart.

Connectivity

Wikipedia names Swami Vivekananda Road on the Purple Line as the nearest operating metro station, with Banaswadi and Sir M. Visvesvaraya Terminal (SMVT) railway stations as rail options, and puts the airport about 30 km away. Kammanahalli does not have a metro station of its own. The Blue Line's Phase 2B stations at HRBR Layout and Kalyan Nagar, which are under construction, will be the closest to the north-east edge of the locality when they open, but dates are unreliable: Wikipedia gives December 2027 for the Kalyan Nagar station and December 2028 for Phase 2B overall, and earlier official statements were more optimistic.

Roads are the real constraint. Kammanahalli Main Road is a busy commercial street, and residents of nearby HRBR Layout, according to Housing.com's neighbourhood summary, tend to avoid it at peak hours when they can.

Prices and rents: two Kammanahallis

Square Yards (June 2026) shows an average asking rate for apartments of about ₹19,250 per sq ft, up about 34.7% on the previous quarter, with a history of about ₹18,100 in September 2025, about ₹14,300 in March 2026 and the June figure. In the same snapshot ready-to-move stock is shown at about ₹6,700 per sq ft, down about 14%, and villas at about ₹11,600. A quarter-on-quarter swing from ₹14,300 to ₹19,250 is almost certainly a change in listing mix, not an overnight repricing. The headline number is led by Prestige North Point, listed at about ₹19,250 per sq ft with rents of about ₹46 per sq ft, while another project, A H Arcade, is listed near ₹8,950.

Neighbours help calibrate: Square Yards puts Banaswadi near ₹7,750 and Kalyan Nagar near ₹7,900 in the same period, and Richards Town near ₹18,300. If you want an older Kammanahalli flat, the ready-to-move range near ₹6,700 is a more representative starting point than the average. If you want a premium project, expect Richards Town-style pricing.

Rents on Square Yards are about ₹44,250 a month for a 2 BHK and about ₹1.02 lakh for a 3 BHK, with a gross yield of 2.74%. At that yield, the capital gain does most of the work for an investor, which is a risk when prices have already moved.

Schools, healthcare, lifestyle

We did not find a single reliable, locality-specific list of schools and hospitals for Kammanahalli itself, so we do not name any here. What Kammanahalli does offer on its doorstep is retail and dining density: cafes, supermarkets and gyms along the main road, which suits a walk-to-everything lifestyle if you accept the noise.

Risks and what to check

  • Price anchoring: a seller quoting the locality average of ₹19,250 for an older flat is not quoting a market fact. Ask for the registered sale deed values of similar flats in the same building.
  • Noise and traffic: flats on or near the main road can be loud late into the evening, and parking is tight.
  • Yield: 2.74% is below typical fixed-deposit returns. If you are buying for income, run the maths with a realistic vacancy period.
  • Ageing buildings: check structural audits, lift and plumbing condition, and sinking-fund balances, which matter more in thirty-year-old buildings.
  • Metro misreading: the Purple Line station is on Swami Vivekananda Road and requires a road or auto link. The station that will be closer, on the Blue Line, is still under construction.

Who Kammanahalli suits

Urban-minded buyers who want a lively, walkable commercial street and a central-ish address without Indiranagar prices, and diaspora or expat-friendly tenants who like the neighbourhood's international mix. It is less suited to buyers who want quiet streets, wide roads and big clubhouses, or investors who expect high yields.

Our verdict

Kammanahalli is a locality where the particular building decides almost everything. Buy for lifestyle and convenience, price against ready-stock comparables around ₹6,700 per sq ft for older flats, and treat the premium-tower rate as a separate segment. We would not underwrite appreciation off the 2026 average.
