Hennur Road is not one market. ANAROCK's micro-market report describes it as a roughly 12 km stretch passing through Geddalahalli, Banaswadi, Kalyan Nagar, HBR Layout, Narayanapura and Chikkagubbi, among others. A buyer asking about 'Hennur' could mean a ₹4,000 resale flat near the main road or a ₹10,000-plus new launch near Kothanur. Getting that definition right is step one.
What the consultancy data says
ANAROCK's Hennur Road report (December 2024) counted about 7,500 residential units launched between 2018 and Q3 2024, roughly 10% of the 77,200 units launched in North Bengaluru in that period. The mid-segment (₹40-80 lakh) was 40% of supply, the ₹80 lakh-₹1.5 crore band 35% and above ₹1.5 crore 23%. As of Q3 2024 the average base selling price was ₹8,598 per sq ft, up 48% from 2018, with 84% of available inventory under construction and an estimated 9 months to clear it.
That is a 2024 snapshot. ANAROCK's Q2 2026 city note shows Bengaluru's average quoted rate at ₹9,450 per sq ft and puts the North zone, which includes Hennur Road, at a stable outlook, with North taking 31% of Q2 2026 sales, lower both quarter-on-quarter and year-on-year.
Sub-locality price bands
OneCity Property's August 2026 guide splits the corridor. It shows Hennur Main Road at ₹3,643-6,321 per sq ft, a broader Hennur Road corridor at ₹8,650-12,950 (portal average ₹10,600), government-recorded flat transactions at ₹8,812 per sq ft and builder floors at ₹7,400-17,750. It reports one-year appreciation of 10.3-12.8%. A separate property-site summary puts Kothanur's average listing near ₹8,250 per sq ft. All are indicative asking or recorded figures and none is a guarantee of what a particular flat will fetch.
On Property Point, listed Hennur-side projects include Sobha Victoria Park (₹1.6-2.15 crore, under construction, possession December 2027), Assetz Sora & Saki (₹1.04-1.74 crore, new launch, possession March 2029), Kolte-Patil Lakeside 24 (Kannuru, ₹97 lakh-₹1.7 crore, new launch) and Kolte-Patil Raaga (Kannuru, listed ₹57.3-69 lakh, ready to move), plus Assetz Mizu & Ki villas (pre-launch). Listed prices change frequently.
Location, metro and the Nagawara link
Hennur Road feeds into the Outer Ring Road at Nagawara. ANAROCK puts the airport about 26 km away and Krishnarajapura metro station 10 km away. OneCity lists Cubbon Park (Purple Line) as the nearest operating metro at about 5.6 km, which looks inconsistent with ANAROCK's station distance and shows how loosely 'nearest metro' is defined by brokers. Treat both as approximate.
The real change is Nagawara. Wikipedia lists Nagawara as the northern terminus of the Pink Line and an interchange with the Blue Line. The 7.5 km southern elevated stretch (Kalena Agrahara-Tavarekere) was ready for inauguration but awaiting approvals as of 2 September 2026 (ETV Bharat). The underground section that would reach Nagawara is still under construction, with Wikipedia citing a December 2026 target that buyers should treat as unconfirmed. Business Today reports the Blue Line at 72% complete with an end-2027 target.
Schools, hospitals and amenities
ANAROCK lists Alpha College of Engineering, St Norbert ICSE School, Legacy School, New Baldwin School, Bengaluru International School and St Michael's High School, and hospitals including Columbia Asia/Manipal, Sparsh Hospital Hennur, Hosmat, Surakshaa, Trust In, Aster CMI and Cratis. Malls include Phoenix Mall of Asia, Esteem Mall, Elements Mall, Bhartiya Mall of Bengaluru, Garuda Mall and Galleria Mall. Employment hubs it names include L&T Tech Park, Kirloskar Tech Park, Embassy Manyata and North Gate Office Park.
Legal and approval points
OneCity notes that Khata type and BBMP jurisdiction vary by sub-locality, and that older independent houses may need a check on original land classification. It says e-khata is mandatory from 1 November 2025, while other sources date the e-khata requirement for registration differently, so confirm the current rule with the sub-registrar. - Outer Ring Road and Hennur Road peak-hour congestion.
Who it suits
Tech professionals at Manyata, Kirloskar or the Hebbal belt; families who value schools and green space; and retirees looking at quieter Hennur Bande or Kothanur pockets. Buyers who need rail transit today should look elsewhere.
Our view
Hennur Road is a mid-market, well-served corridor where the sub-locality matters more than the headline. Fix the exact address, confirm khata and approvals, and compare against registered deals. Treat the Pink Line at Nagawara as a possible improvement, not a given.
